Vista is an inland community in North San Diego County, bordering Oceanside, Carlsbad and San Marcos. Vista offers a variety of housing, including tract home neighborhoods (gated and ungated), custom homes, condos and townhomes, rental complexes, and 55+ communities.
There are also homes with large lots in rural areas, and up in the hills, some with panoramic views.
There are mixed use and agricultural areas in Vista too. The downtown area is growing and changing, with plentiful dining and shopping opportunities and services. Major commuting routes (e.g., the 15 and 78 freeways) are readily accessible.
The Vista Farmers Market, founded in 1981, is the longest running farmers market in San Diego, and it’s a good one. The Farmers Market is on Saturdays at the Vista Courthouse Complex on Melrose about ½ mile south of the 78 freeway. There is plenty of fresh produce, artisanal and prepared foods, and so much more. It’s well worth a visit!

There were 67 homes sold in Vista in September, 4 more sales than last month. Here are the details:
Single Family Homes Sold
53 (up by 7); 30 Average Days on Market; The Average Sales Price was $1,001,654 (up 6%); Average sales price was 98% of the original asking price.
Condos, Townhomes & Duplexes Sold
14 (down by 3); 16 Average Days on Market; The Average Sales Price was $646,535 (up 1%); Average sales price was 100% of original asking price.
The volume of sales in September rose modestly from last month. There were 7 more detached single family home sales, with 3 fewer condo, townhome and duplex sales. The average sales price rose modestly for single family homes, and was slightly higher for condos, townhomes and duplexes.

The average marketing time was longer for single family homes, and was several days longer for condos, townhomes and duplexes. Sales prices ranged from $430,000 to $1,825,000.
Buyers may wonder if Vista homes are selling quickly. The answer is that plenty do, with 31% going pending in 7 days or less in September. Buyers should clearly be ready to make prompt decisions about touring homes and making strong offers to be successful.
While plenty of buyers negotiated their home prices down from list price, nearly half - 48% - paid asking price or higher. It’s wise to keep this in mind when planning your offer strategy.
The median sales price of the single family homes was higher, $928,055 versus $912,500 in August. The median was also up by 7% to $632,500 for condos, townhomes and duplexes compared to last month.
The inventory declined, with 126 homes for sale in Vista at the end of September compared to 134 last month. Home prices range from $425,000 to $4,500,000. This is a supply of 2 months for single family homes (down from 2.3 months last month). There is a 1.4 month supply of condos, townhomes and duplexes (down from 1.8 months last month). These are based on the current rate of sales over the last 3 months.
Vista continues to be a very strong seller’s market based on supply and demand for single family homes, as well as for condos, townhomes and duplexes.
74 new listings came on the market in September, down from 80 last month. The number of homes going pending decreased from 61 in August to 48, excluding those homes that closed escrow in September.
