Why Open Houses Do Not Work

I have been doing open houses steadily with success for decades.   With online websites, planning ahead is a must, you can't just throw a few signs out at "go time".

My last 3 open houses have brought my seller clients seven offers, and as important, they "put the pressure on" other buyers, who know that an open house was conducted.

Why open houses don't work (for others):

1.  They choose to tell their sellers that they don't work.  And for them, they are right.

2.  Agents fail to plan, and fail to strategize.  When done timely and strategically, they bring amazing results.

3.  Agents have a bad attitude about them, likely since they may have not been trained properly.  

In certain price points, sellers are reluctant to have their house held open.  I guess I get that, somewhat.

Hi Michael... most of my clients request no public open houses. Security is an issue for them as they really don't know who is walking through their home. Fortunately this has not put a damper on my ability to sell their homes quickly and at top dollar.

Hello Michael - the open house debate/discussion is a continuing real estate tale.  I was a believer in open houses as a part of a marketing strategy when I was active in the business.  But I have seen other opinions on the subject.  Once again, it's a big world and one needn't travel too far to gather a few.

Michael Elliott,  I believe that Open Houses are for agents, not for sellers, but if they work for you, that is wonderful. Private showings set up by agents with qualified buyers sell homes safely and as efficiently with an accurate  record of who and when the property is shown -    Looking forward to meeting you soon

Hello Michael, I have a closing this Wednesday that is coming from doing a open house.  Yes you have to work them and get a sign up at the beginning of the week, blog about it, put it on facebook and more.

Hello Michael.  Our North Idaho area tends not to be overly receptive to Open Houses.  In town moderately so...even as little as a mile out of town not so much.  If you find 2 open houses on the same day one is lucky.  If out of town even two on the same day can mean as much as 1 plus driving time from one to the other.  We have advertised, signs, coming soon, etc.  And sat for hours without a visitor.  Ironically just 40 miles south in Coeur D'Alene are they are quite popular where city limits much larger and much more seen in a shorter amount of time, with much less driving.  This is not after a single or few tries.  So for our area we do not suggest 'Open Houses' unless the seller wants one.  m

Good for you Michael! I know real estate is local but well planned and marketed open houses are not just for agents they are for sellers! When the agent came back with her clients at my open house Sunday I was able to talk to them and go over things they might not have known about the community. I also established a relationship with the agent who could see the interest and took her clients right back and drew up an offer! Bingo... Under Contract! My seller is very happy that I took the time to held their home open!

I love Open Houses, when I get a listing generally, I end up getting another listing from the neighborhood, that see how I handle the Open House... needless to say I also manage to pick up a buyer or two in addition.... so Yes I am with you Open Houses are great, Endre

Michael Jacobs - I do Open Houses when my Seller's request it or if I think it is a good idea for their best interest. I have always had good luck and happy when my clients are happy. My last two listings brought in buyers for each one and they had their own Agents for representation. It worked out well for both.

If done properly, they certainly work well, but I also believe that they are best for meeting new buyer prospects.
