The Oceanside housing market continues to change. This market report does not include private sales, mobile, or multifamily housing (information was derived from the MLS and is believed accurate when this report was written but not guaranteed).

There were 130 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, and 92058), 19% fewer sales than in August. Here are the details:
Single Family Homes Sold
89 (down 21%); 25 Average Days on Market; Average Sales Price was $1,008,831 (down 1%); the Average Sales Price was 98% of the original asking price.
Condos, Townhomes & Duplexes Sold
41 (down by 7); 47 Average Days on market; Average Sales Price was $698,623 (down 12%); the Average Sales Price was 97% of the original asking price.
Overall sales volume for September decreased from August. There were significantly fewer single family detached home sales, and fewer condos, townhomes and duplexes were sold. The average sales price was slightly lower (1%) for single family homes, and was also lower for condos, townhomes, and duplexes. Sales prices ranged from $315,000 to $2,300,000.
The average time on the market was slightly longer for single family homes as last month, but was significantly longer for condos, townhomes and duplexes. 25% of the homes went pending in 7 days or less, fewer than in August.
While the majority of buyers were able to negotiate their purchase prices, 37% paid list price or more. The median sales price of single family homes was 5% more than last month, at $952,000. On the other hand, the median price for condos, townhomes and duplexes was 11% lower, at $603,000.
There were 21 homes with an Active Under Contract status, compared to 16 last month. These homes are considered to be active listings and are included in the following statistics, but some may not permit more showings.
At the end of September there were 310 Oceanside homes for sale, compared to 314 last month. Home prices range from $338,000 to $9,950,000.
As a result, there is a 1.8 month supply of single family homes (the same as last month) and a 2.8 month supply for condos, townhomes and duplexes (also the same as last month). This is based on the rate of sales over the last 3 months. The Oceanside market remains a strong seller’s market based on the supply and demand, especially for single family homes.
171 Oceanside homes were listed for sale in September, down from 178 last month. The number of Oceanside homes going pending increased from 102 in August to 111 (excluding the homes that closed in September).
