Help me with the words...

I am looking at a prospective property. The seller wants cutting-edge marketing. I have been working on the words for two days. Would you take a drive from the city to look at it? How can I improve it?

This week, I had the pleasure of visiting a unique and charming mini horse farm spanning 5 acres, tucked away on a peaceful, private land. The property features a cozy barndominium, a serene creek running along the front property line, beautifully designed landscaping with hardscape elements, and a thoughtfully arranged fire pit area—perfect for both equestrian enthusiasts and those seeking a quiet retreat in nature. Additionally, this property joins a section of the National Forest, offering exceptional privacy and ensuring that no future development will encroach upon this tranquil space.

The entire property is 100% fenced, making it ideal for horses. This secure setup offers horse owners peace of mind, knowing that their animals can roam safely within the boundaries. The fencing ensures that the horses have ample space to graze and move freely while also providing a clear demarcation of the property line.

The centerpiece of this property is the barndominium—a wonderful blend of rustic charm and modern comfort. This barn-dominium seamlessly combines living quarters with functional spaces for horses, making it an ideal setup for anyone who wants to be close to their animals while enjoying the comforts of home. The living space boasts high ceilings with exposed beams, a spacious open-concept layout, and large windows that invite natural light, offering a cozy yet airy atmosphere. The kitchen, equipped with modern appliances, overlooks a comfortable living area with views of the rolling pastures just outside.

A short distance from the barndominium, a second residence offers a cozy, rustic charm. This guest house is a log cabin-style home with two bedrooms, a loft, and an inviting rustic feel. It is the perfect space for hosting visitors, providing them a private and comfortable retreat. The log cabin’s design complements the rural setting, making it an ideal space for those who appreciate a more traditional, natural aesthetic.

Adjacent to the barndominium is the stables, where the stalls are well-maintained and offer direct access to the paddocks. This allows the horses to enjoy the fresh air and roam freely. With its thoughtful design and quality construction, this setup ensures that the owner and their equine companions have everything they need.

One of the standout features of this property is the creek that runs along the front property line, adding a serene and calming presence. The landscaping with hardscape elements and water management systems have been carefully planned, ensuring the creek’s health and natural flow. The property also includes drainage solutions that direct rainwater effectively, preventing erosion and keeping the land well-maintained even during heavy rainfall.

The landscaping throughout the property combines functionality with beauty, including hardscape features such as stone paths, retaining walls, and seating areas near the creek and around the fire pit. These elements are designed for aesthetics and practicality, channeling rainwater to maintain the natural flow and prevent water accumulation.

The fire pit area is an inviting space that makes for the perfect gathering spot on cool evenings. Surrounded by stone seating and ample room for chairs or benches, the fire pit offers a beautiful place to share stories, toast marshmallows, or enjoy the crackling of the fire under a starry sky. It’s easy to envision spending time here with friends or family or simply enjoying a quiet night by the flames.

An important note for potential buyers is that this property did not experience any flooding during Hurricane Helene, a testament to its elevated location, thoughtful design, and well-planned water management systems. This peace of mind adds to the appeal, especially for those who have weathered storms in the past and understand the importance of choosing a property with a secure and stable environment.

In summary, this 5-acre mini horse farm offers a rare combination of practicality, comfort, and natural beauty. The property’s direct access to the National Forest ensures privacy and an undisturbed natural setting, making it a dream for those who value seclusion. Whether you are looking for a place to keep your horses close, a weekend retreat, or a peaceful full-time residence, this property is truly a hidden gem. Its fully fenced boundaries blend the best of rural living with modern amenities, making it an ideal choice for anyone seeking a connection to nature and a lifestyle centered around their love for horses.

Hi Gwen- I'd take Lew Corcoran's suggestion. It is a bit long and readers have a very short attention span!

Hello Gwen - good luck finding the marketing solution that works best for the property, your seller and your style.  Photos, especially when combined with a description that attracts the eyes of potential buyers may likely increase the opportunity of a purchase offer that can be accepted and will close.

Thanks for reading.  She wants lots of keywords and things to be optimized. I always just write from the heart so this is new to me.

It sounds like a beautiful place to call home and I feel that photos do a much better job than the words do!

That was my first impression, Gwen, that it's a tad wordy. I like @Lew Corcoran's suggestions. When I struggle with words, I often use ChatGPT to rewrite something for me and then I pick and choose from their suggestions.

Gwen, I almost could not get through it all, and we all do real estate.   Hopefully a shorter version will be acceptable to your seller.

Trying to convince the seller.  I think she writes novels on the weekends.

I like your wording but would accept advice from Lew and shorten the description for marketing purposes. You can use your fuller description in materials at your open house.

I am still working on it.  The owner's version of my work is above...Chat GPT I am sure, but this is what she wants.
