Home Staging Tips…Fresh Eyes


Have you ever walked by a mirror, looked at yourself, then were surprised Home Staging Tip- take a fresh lookat the person looking back at you? 


We do it all of the time! We get accustomed to what we see every day, then one day it’s “who IS that old person looking back at me??” 

 

Your house is the same way. There is the crack in the kitchen tile that you walk over every day…the back door that you have to jiggle a certain way for it to close…or the worn carpet in the secondary bedrooms. 

 

Years ago, one of my favorite consultations was for a senior couple. They’d lived in their home for over 30 years but decided it was time to sell and move closer to their family. 

I loved what they said to me…

“We’ve looked at the same things every day and just walk by so don’t be afraid to be brutally honest with us!”

 

When it’s time to sell, see your home through a pair of fresh eyes. 

Ask your agent- they do this all of the time and their eyes know what to Home staging tip- take photoslook for. 

Take photos- upload photos of each room and upload them to your computer. THIS is the first impression potential buyers will see. 

 

Call a Home Stager- This is what they do!  

 

(Secret…even Home Stagers call other stagers when they’re ready to put their home on the market!)

Having someone else look at a home and be brutally honest is a great idea. However, many sellers don't really want to hear what we have to say. Kudos to the couple you mentioned for being open to feedback!

People don't notice the aging of their stuff. Before we went on a consultation, I asked the homeowner if anything had been updated. She told me yes...the linoleum floor was redone 20 years ago!

You know I'm a firm believer in staging and have a very favorite that I always recommend! The fresh eyes make all the difference. Brian comes in and visuals the vibe the home needs and creates it! He always knocks me over with how he makes a house come alive!

So true, Kathy. Some of my home stagers tell me I don't really need them as I've already told my clients everything they would. But when I list my own homes, I still call one of my stagers to give me a second opinion.

I walked into a home listing appointment earlier this week. The home was a mess with TONS of clutter. I did my usual walk through then quickly told them you have a clutter issue and you need to box up at least 75% of the stuff you have. They simply have walked around it for 5 years. I asked them do you want to make a quick 20k...get rid of this stuff.

Hi Kathy:

This is such wise advice as some homeowners seem to be unaware of the issues that need to be addressed when selling, having lived with them, or perhaps don't think those noticeable defects are a potential problem with the buying public. Fresh eyes can make such a difference in bringing those issues to the attention of the sellers, and the same is true of too much personal stuff!

Fresh eyes and a fresh nose are so important when listing also.  Sometimes owners are nose blind and don't realize their home smells like pets or even musty.  Great blog as always, thanks for sharing!

Fresh eyes is a great way of presenting just how important staging is for home sellers, especially those who haven't changed anything for awhile. We've been staging homes from the very beginning as design was what I did before deciding to be an agent. It was amazing how simple it was to show sellers what they could do to improve the look of their home and realize a bigger ROI.  Fresh eyes!  And for sure when/if we sell I'd love to have somebody else stage my home.  Although my staging friends tell me I'm always 'staging' my home.  You know how that is Kathy!!!   Change is a good thing!
