Is Home Staging Worth the Hype? Here’s How to Get It Right

When it comes to selling your home, staging can make all the difference. But how far should you go to perfect your space? The concept, introduced by Barb Schwartz over 50 years ago, has evolved from simple decluttering to full-scale redecorating, including everything from new furnishings to soothing playlists.

Today, many sellers are curious about whether elaborate staging is really worth it. According to the National Association of REALTORS®’ 2023 Profile of Home Staging, 20% of buyers’ agents believe staging can boost sales prices by 1% to 5%. While some sellers choose DIY staging, others prefer professional help—or even ask their agents to cover some costs.

However, staging can sometimes feel overwhelming. Sellers might see their homes stripped of personal touches, with walls painted neutral shades and belongings packed away. The key is finding a balance that showcases your home’s best features without losing its unique charm.

Here’s how to ease the staging process:

  1. Communicate Clearly: Discuss the staging plan with your seller early on. Explain the benefits and how it won’t criticize their taste but rather appeal to potential buyers.
  2. Respect Personal Touches: Work with what the seller has and avoid rummaging through their belongings without permission.
  3. Involve the Seller: Keep them in the loop with photos and decisions to make them feel comfortable with the changes.

If you’re considering selling your home or need advice on making the most of your property, I’m here to help! Let’s create a staging strategy that highlights your home’s best features while maintaining its unique character.

Great insights, Laura! Staging is definitely a valuable tool, especially when tailored to highlight a home’s unique features without overwhelming the seller. A balanced approach can truly help buyers envision themselves in the space, often leading to a faster, higher-value sale.

Getting a house ready to sell is not about the sellers except for making it more attractive to buyers.

Hello Laura - it makes sense that a real estate marketing message would explore a discussion about staging.   And, if the discussion is to exclude it as part of the plan to sell the property, the downsides should be considered and agreed upon.

Laura I am a big fan of staging, but for some reason it isn't used much around here.
