Picture this: I was showing a charming home to a couple excited to make it their own. Everything seemed perfect—until I noticed moisture stains on the floor in one room. When I asked the listing agent about it, the issue was downplayed. Still, something didn’t sit right with me. I urged my buyers to dig deeper by getting the house checked for mold and structural issues. Boy, was that the right call!

Not only did the air quality tests reveal significant mold, but the foundation was also off, costing nearly $20,000 to repair. Had we trusted the initial explanation, my buyers would have been stuck with a nightmare of costly repairs. Thankfully, we caught it early, and they were able to walk away with their earnest money intact.

The lesson? Always trust your gut. Even if a home looks flawless, if something feels off, it’s worth investigating further. Don’t rely solely on what you’re told—be proactive and get all the necessary inspections.
