As we step into November, the latest Canyon Creek market data reveals trends that reflect a steady yet evolving housing landscape. Although year-over-year sales have softened, home values remain resilient, with smaller properties selling at a slightly higher price per square foot. The current list-to-sell ratio stands at 97.9% (based on the last listed price).

Market Snapshot

uActive Listings: 4 homes, averaging 73 days on market, many with multiple price adjustments.

uUnder Contract: 2 homes, averaging 92 days on market.

Market Dynamics

Entering the second year of a market correction that began in May 2022, we continue to see quality homes available at competitive prices, with sellers showing more negotiability. Despite Austin’s busy October – from the ACL Festival to the TX/OU weekend, F1, and ESPN Game Day – two homes went under contract, and two closed in Canyon Creek.

While certain Austin submarkets show stronger performance, Canyon Creek is currently experiencing a more cautious pace. Year-to-date, only 27 homes have sold compared to 39 in 2023 and 47 in 2022. Sellers are encouraged to approach with patience and ensure properties are well-presented and appropriately priced. With adjustments already observed throughout the second and third quarters, success now hinges on savvy preparation and an eye on competitive listings.

Larger homes were sold so prices are lower but the smaller homes sold for slightly more price/SF that last years.
