Texas Has Homestead Exemptions

In the State of Texas, it is important to know, property taxes are based on the appraised value of the property. When you purchase a home, be sure to file a home exemption because exemptions partially or fully reduce the appraised value on which the tax is calculated. 


New in 2024: With the recent passage of Prop 4, all Texas homeowners are entitled to a residence homestead exemption of $100,000 for taxes assessed by a school district. The effect of the exemption is that if your property is valued at $400,000, the school district taxes are calculated as if the value were only $300,000. This exemption amount is an increase from the prior exemption amount of $40,000. 


Further exemptions include those available to persons over age 65, those with a qualifying disability, disabled veterans, and certain surviving spouses. Other taxing units may opt to provide additional exemptions.


What qualifies as a residence homestead?
Generally, a residence homestead is a structure (including a mobile home), together with the land (not to exceed 20 acres) that is owned by one or more individuals, either directly or through a beneficial interest in a qualifying trust and is occupied as the owner's principal residence. A person may not receive an exemption for more than one residence homestead in the same year. 


How do homeowners apply? In most cases, the completed application and required documentation are due no later than April 30 of the tax year for which the owner is applying. As of 2022, a person who acquires a homestead after January 1 of a tax year may receive the tax exemption for the portion of the tax year that the property qualified as their homestead as long as they apply before the first anniversary of the date they acquired the property.

Hello Patricia - it's interesting to me to see/learn about different states.  Of course, living in or owning real estate in an unfamiliar area can present many sorts of new discoveries.  It's wise to understand them prior to considering a purchase.

Michael Jacobs - First time home buyers are most vulnerable and need professional guidance from a licensed REALTOR and credible Mortgage Lender. Even people who lived in the same state all their lives are entering new territory. Whether they bought previously or not, contracts have changed and so has technology. Moving to a state like Texas has it's own rules and guidelines for real estate transactions. Having  representation that is trusted and verified is better than searching the internet thinking it's easy. Which of course, we know, is not. 

Texas has home exemptions and that's a great incentive for home buyers for the duration of owning their property.

What a nice benefit, Patricia, to homeowners. We have nothing like that here in NC or for seniors. But from what I understand from clients who've moved here from Texas, our taxes are lower. South Carolina  took school taxes out of property taxes years ago and increased the sale tax by, I believe, a penny. Full-time residents of SC get a huge tax break, but if your property is a second home or investment home, you pay about three times the normal property tax that full time residents pay.

Nina Hollander, Broker - when buyg a home, it pays to know how state taxes impact your budget, especially when you're a senior. Texas has no state tax, which means, your salary is only subject to federal taxes if you live and work in Texas.

We are fortunate to have good property tax exemptions. Thank you for your post! One of the most beneficial for those 65 and over is  the school districts are required to provide an additional $10,000 residence homestead exemption. In addition, should you move within Texas you may transfer the percentage of frozen tax paid based on your former home's over-65 or disabled person tax ceiling to the new home.
