Here’s a summary of the Cardiff real estate market for October 2024 based on data provided by the MLS (private sales are not included; data are believed to be accurate as of this writing but are not guaranteed). 4 homes sold in October, less than half the number of sales for last month.
Single Family Homes Sold
4 (down by 4); 29 Average Days on Market; Average Sales Price was $3,431,250 (up 59%); the Average Sales Price was 96% of the original asking price.
Condos, Townhomes & Duplexes Sold - NONE
The overall volume of sales in Cardiff decreased from last month. There were 4 fewer single family detached homes sold, and there were no condo, townhome and duplex sales. Sales prices ranged from $1,410,000 to $6,500,000.
There were no homes in the Cardiff housing market with an Active Under Contract status at the end of October, the same as last month.
At the end of October there were 21 homes for sale in Cardiff, down 2 from last month; 16 of these are single family detached homes. Listings range in price from $1,275,000 to $6,549,000.
There are 3 months of inventory for single family homes (up from 2.7 months last month), and 5 months for condos, townhomes and duplexes (up from 3.5 months last month), based on the rate of sales over the last 3 months.
Cardiff by the Sea housing remains a seller’s market for single family homes, and is becoming more of a balanced market for condos, townhomes and duplexes, based on the current supply and demand.
2 homes sold for over asking price. The same 2 homes went pending in 3 and 4 days respectively. Buyers should not assume some homes won’t sell quickly especially with the limited supply and current demand.
10 listings came on the market in October, compared to 12 in September. 6 homes went pending in October (excluding homes that closed escrow), compared to 5 last month.
