Throughout 2024 the Greater Charlotte Region saw a persistent lack of inventory despite increases in new listings and inventory. The lack of inventory was further exacerbated by the region's continued population growth at a pace greater than the national average, baby boomers who continue to live in their homes, and lower new construction inventory. Demand for homes outweighing the supply of homes has been the story of the Charlotte region's housing market since 2020 resulting in price appreciation. Right now, there is no reason to think that Charlotte won't continue to see low levels of inventory into 2025.
As the graph below shows, the US housing market is still short some 3 million homes. It’s because the industry hasn’t built enough of them to keep up with demand. So, if you’re thinking of selling your Charlotte region home in the near term, this will actually work in your favor. That’s because fewer homes on the market means your house will be in high demand.
Year-to-date through September 2024, the Charlotte Region's average home sale price increased 7.4% The median sale price increased 3.7% through September 2023. At the end of September, Charlotte region's months supply of inventory stood at 2.7 months, keeping the region in home seller "territory."
