What should I look for in a home?

First time buyers starting out on the road to home ownership have many questions. One of the common ones is What should I look for in a home?

Whilst the number of bedrooms and baths is important it may not be the most important thing when looking for a home. This is why I always like to sit down and have a conversation with new clients about their lifestyle, what is important to them, and how they live their lives.

Looking at houses is an art, as a Realtor we look at houses multiple times a week, we notice things other people do not. Often, we know when previewing a home if it will work or not for a client before they even see it.

Some houses have great natural light, some are dark and need electric light all the time. Some houses have great flow, important if you like entertaining, no one wants to be stuck in a room with only one door with that person who just keeps talking and talking never giving you the chance to break away or get a word in edgeways.

Maybe, you like eating out every night, so a kitchen might not be as important to someone who likes to bake or cook. 

And do not forget your pets, we have a dog who loves to see outside, if there is no way for her to do that it would be a shame. Do you need a place where you can wash your pets off, is the mudroom enough?

Do you really need a formal living room and dining room, or is an open plan concept better for you? But, what if you have kids, would a separate playroom be better where you can corral the toys and keep the house looking tidy? One of my sons had an open concept floorplan, later when they moved, they definitely wanted defined spaces where they could hide all the kids toys away and have work spaces as well.

So you may not know at first what you need to look for, but having a conversation will help you decide and make the right decision as you move forward. Hello Nick - the home buying process can understandably be overwhelming.  Prioritizing matters.  And realistic expectations can make a difference.  Especially if the goal is to become a homeowner and not simply someone looking to make a purchase.  Put those factors together with being well-prepared as well as ready to respond and you have a good start.

Good morning Nick. Pre-selling agent role, you need to be a guidance counselor. As a counselor you need to separate needs from wants. And then you need a third column called compromise. Then you can start looking and be ready for surprises and change. Good luck! Enjoy your day.

Good morning, Nick... one of the things I do with all my buyers (even those I've worked with previously) is ask them to give me a list of their negotiables and non-negotiables in a new home... that opens the conversation up really quickly. Nonetheless, I've sold homes more often than people realize that on paper did not match what my buyers insisted they needed and wanted. I've learned that sometimes buyers don't really know what they want until they see it.

Hi Nick- your post rings true for me. I remember the epiphany I had when we looked for our first home in FL. We viewed many homes that would have worked for us but finally realized that Larry and I need high ceilings...at lease in the family room and kitchen.

Michael Jacobs the timing has to right and it is so important to work out what you actually want. I had buyers move here from Texas from a very large home, and they thought they were going to buy the same thing here, but our price points are very different.

Sham Reddy CRS I generally know when going through a house if it is going to work for a client.

Wayne Martin I always laugh when clients tell me they are looking to move next July and they then end up buying the first house we see on our first tour.

Nina Hollander, Broker I have known the house when I have walked in, the energy, the flow, the feel. I cannot describe that to someone, but I know it.

Dorie Dillard Austin TX so many buyers just want to go look at houses without really thinking about what they need. Like developing a budget, you need to develop the sort of house and home you want.

Endre Barath, Jr. I have found so often buyers fall in love then they develop the reasons why, after having told you explicitly that the house they love was not on any of their needs and wants.

Kathy Streib it is overwhelming when you first start. Even remembering the houses you see is hard. We do it every day, but buyers forget so much about a house after they leave.

Great post, Nick and wonderful way to handle buyers. I use a wants/needs list but, listening to the buyers when they are touring a home is the best thing I can do for them. It helps them narrow their wants/needs list and helps they be more discriminating when they look online. Hey, if it's a deal-breaker now, that's most likely not going to change before they make a decision on a home.

I also have them rate each home (1-10); at the end of the day, we deep dive into the top 2 or 3 and what kept the others off of the list. It takes a few minutes but, is so worth it to them - and to me - to best find the home they are dreaming of.

Debe Maxwell, CRS I generally have them rank homes and tell me why, so after each home I ask where does this one rank and why. Like your ranking 1-10 it helps them think through what they liked and didn't like about each home.
