Did you know that 97% of people

start their home search online?

When listing your home, there are two key elements that your listing agent will use to showcase it effectively: the description and the photos.

The home listing description is crucial because it sets the first impression, attracting potential buyers by highlighting the unique features and benefits of your property. A well-crafted description showcases the home’s appeal, provides context for its layout and location, and creates an emotional connection that encourages buyers to imagine living there. By effectively communicating key details and the home's ambiance, the description helps increase interest and drive traffic to viewings, ultimately supporting a faster and more successful sale. An ideal listing description is typically 150–250 words, providing enough space to highlight key features, unique selling points, and neighborhood benefits without overwhelming the reader. In other words, we don’t get into the weeds with minute operational details.

Next, your home needs to be ready to show. High-quality photos are crucial, so be sure to review your agent’s online portfolio to see what kind of pictures they take—proper lighting, with all lights on, is imperative.

Believe it or not, as the seller, you’re also part of the marketing team! We’ll need your help to showcase your home in the best light possible. Here’s how to get your home ready for listing without the fuss. Think of it as tidying up so buyers can picture themselves living there!

1. Clear Out and Simplify

  • Tuck away personal stuff like family photos and knick-knacks—buyers need to imagine it as their place.
  • Pare down extra furniture and items to make rooms feel open and airy.
  • Keep closets, cabinets, and drawers tidy, since curious buyers are likely to peek inside.

2. Give It a Good, Deep Clean

  • A thorough cleaning can make a world of difference! Consider hiring someone for a deep clean if you’re short on time.
  • Make sure windows, floors, and carpets are spotless. Even a quick swipe over door frames, vents, and light switches can make a home feel fresher.

3. Fix the Little Things

  • Fix that leaky faucet, fill nail holes, and replace any light bulbs that are out.
  • For bigger issues, like a leaky roof, decide if it’s worth fixing now or if you’d rather adjust the price later.

4. Freshen Up the Look

  • A coat of paint in a light, neutral color goes a long way, making rooms feel bright and spacious.
  • Consider switching out dated cabinet handles or light fixtures to give rooms a more modern feel without spending a lot.

5. Boost the Curb Appeal

  • The front of your house is the first thing buyers see, so make it look inviting!
  • Trim the yard, plant some flowers, and give the front door a fresh coat of paint if needed. A clean walkway and some potted plants can make a great first impression.

6. Show Off Your Space

  • Arrange furniture to make rooms look roomy and functional. Add a few tasteful touches like a cozy throw or fresh flowers.
  • If possible, get a few rooms staged to help buyers picture themselves in each space.

With a little elbow grease and the right help, you’ll have your home looking its best for buyers in no time!
