Engraved

I've always enjoyed engraved gifts given to me. At one time my daughter, Tina, worked at a Christian Bookstore that did engraving and other personalized stamping.

It was fun to see what she would come up with next.

Of course there are thing that we don't always think of when we hear the word engraved like:

Something else that is engraved is a Buyers name in history. Think of all that paperwork we assist with like abstracts. If you live in an abstract State you can look back at the written history of the dirt your home is on and that includes all who have owned it... including you!

If you do live in an abstract State I highly recommend you also purchase Title Insurance just in case you lose that abstract. Replacing that piece of history can be very expensive, much more expensive then having an abstract rebuilt.

I always encourage my clients to purchase title insurance. I was at a closing this summer where the buyer did not purchase title insurance. It made me so uncomfortable. I tried once to encourage them to purchase the title insurance, but they just weren’t having it. Their lender who was a friend did not encourage them to buy title insurance. I knew I couldn’t do anything to change their mind and I had to let it go

Yup, some folks just don't listen Lise Howe . It's a one time thing unlike other insurance premiums so I always mention that for those who talk about being "insurance poor".

Good morning Bob. A buyer is nuts break the chain of title insurance. It makes a subsequent sale difficult or impossible. Get title insurance. Enjoy your day.

That's correct Wayne Martin and I am a big fan but I don't know how many people listen to me when I recommend it.

Good morning, Bob... I can't believe anyone would purchase property without title insurance. For my own clients who purchase with a mortgage they must purchase to cover the lender's portion but I tell them all they should also purchase coverage for their portion. It's cheap insurance.

I agree Nina Hollander, Broker my Love. As a Notary loan closer I have to explain it often and I always recommend it. I don't know if it's cheap or not, I know it used to be but like everything else I'm sure the price tag has gone up.

Bob "RealMan" Timm NC fixes rates on title insurance... so it's not a lot. But to enhance the policy and/or add owner coverage is usually just a few hundred dollars or less. It is cheap insurance to my mind.

Loved your post and here in California you cannot close without Title Insurance, more so we cannot close if Title Insurance is not clear.... Endre

That makes sense Endre Barath, Jr. I wonder why it is optional in some states? I've also wondered why lenders and buyers both have to carry it.. ie if a home owner loses their abstract they can NOT use the lenders title policy to prove clear title.
