Jessica Wallace "as is" is great for many of the reasons you have pointed out, BUT is the Buyer requires financing in order to purchase the property it becomes a different ball game.  Lenders do not care if the contract says "as is" or not, if an underwriting condition is for repairs to be made, there will not be financing until the repairs are done.

Very true, if the home is in such bad condition that getting regular financing is not possible, the seller will take a huge hit on price.  If it is just something that needs cosmetic updates or is not in the best shape but is still lendable, they won't take such a big hit to sell a home As Is
