Vista is an inland community in North San Diego County, bordering Oceanside, Carlsbad and San Marcos. Vista has a variety of housing, including tract home neighborhoods (gated and ungated), custom homes, condos and townhomes, rental complexes, and 55+ communities.
You will also find homes with large lots in rural areas, and up in the hills, some with panoramic views.
There are mixed use and agricultural areas in Vista too. The downtown area continues to grow and change, offering plentiful dining and shopping opportunities and services. Major commuting routes (e.g., the 15 and 78 freeways) are readily accessible.
The Vista Farmers Market, founded in 1981, is the longest running farmers market in San Diego, and a good one. The Farmers Market takes place on Saturdays at the Vista Courthouse Complex on Melrose about ½ mile south of the 78 freeway. There is plenty of fresh produce, artisanal and prepared foods, and so much more. It’s well worth a visit!

There were 58 homes sold in Vista in October, 9 fewer sales than last month. Here are the details:
Single Family Homes Sold
48 (down by 5); 21 Average Days on Market; The Average Sales Price was $964,806 (down 4%); Average sales price was 99% of the original asking price.
Condos, Townhomes & Duplexes Sold
10 (down by 4); 54 Average Days on Market; The Average Sales Price was $611,302 (down 7%); Average sales price was 98% of original asking price.
The volume of sales in October declined from last month. There were 5 fewer detached single family home sales, with 4 fewer condo, townhome and duplex sales. The average sales price dropped modestly for single family homes, and was also lower for condos, townhomes and duplexes.
The average marketing time was shorter for single family homes, and was several weeks longer for condos, townhomes and duplexes. Sales prices ranged from $430,000 to $2,020,000.
Buyers might wonder if Vista homes are selling quickly. The answer is that many do; 38% went pending in 7 days or less in October. Buyers should clearly be ready to make quick decisions about touring homes and making strong offers in order to be successful.
While plenty of buyers negotiated their home prices down from asking price, more than half – 55% - paid the list price or higher. It’s smart to remember this when planning your offer strategy.
The median sales price of the single family homes was lower by 2%, $909,000 versus $928,055 in September. The median was also lower by 8% at $584,500 for condos, townhomes and duplexes compared to last month.
The inventory declined modestly, with 122 homes for sale in Vista at the end of October compared to 126 last month. Home prices range from $415,000 to $4,500,000. This is a supply of 1.9 months for single family homes (down from 2 months last month). There is a 1.4 month supply of condos, townhomes and duplexes (the same as last month). These are based on the current rate of sales over the last 3 months.
Vista continues to be a very strong seller’s market based on supply and demand for single family homes, as well as condos, townhomes and duplexes.
69 new listings came on the market in October, down from 74 last month. The number of homes going pending decreased from 48 in September to 43, excluding those homes that closed escrow in October.
