Home Projects That Could Decrease Your Property Value – Think Twice Before Starting!

Are you considering a home improvement project? While updates can add value, some projects may actually lower your home’s resale value. Here’s a rundown of renovations that could cost you when it’s time to sell.

1. DIY Projects That Look DIY
DIY can be budget-friendly, but if it looks unprofessional, buyers will notice. Projects like painting cabinets or tiles may end up costing you more if they’re not done right. Keep it clean and professional!

2. Converting the Garage
Transforming a garage into living space may seem like a great idea, but most buyers value storage. Losing the garage, especially in colder climates, can be a deal-breaker.

3. Custom Luxury Upgrades
Overly customized, high-end finishes appeal to specific tastes but can turn off potential buyers. A sleek kitchen is attractive, but ultra-specific designs may limit your pool of buyers.

4. Oversized Home Additions
Adding extra bedrooms is usually a win, but additions that make your home much larger than others in the neighborhood can backfire. Buyers in a certain price range often look for homes in neighborhoods with similar values.

5. Pool Installations
Pools can be a great selling point in warm climates, but in colder areas, they’re seen as high-maintenance and risky for families with young children. Think about local buyer preferences before adding one.

6. Expensive Landscaping
Curb appeal matters, but lavish landscaping and water features can scare buyers off due to upkeep. Stick to simple, low-maintenance landscaping that enhances your home’s exterior.

7. Removing Bedrooms
Combining bedrooms to create a master suite may sound luxurious, but losing a bedroom can decrease value. Buyers look for ample bedrooms, so keep them available!

Too many projects and a seller starts more before the other DIY endeavors are tackled. That type of first impression can make a buyer nervous and whisper "Done. Let's hightail it, Next." Laura Sellers.

Good morning Laura. Bing, not all projects add value, most only add comfort and fulfill the desires of the current owners. Enjoy your day.

Hello Laura - some home improvement projects are meant for the sole benefit of the seller who lives there "now" and perhaps much longer.   Others think of the future and what makes sense especially as dollars/cents enter the picture.  Good topic.
