The following information was taken from the MLS (private sales are not included, nor are multifamily properties or mobile or manufactured homes). The data are believed to be reliable when this report was published but are not guaranteed.
12 homes sold in Solana Beach in October, 2 more sales than in September. Here are the details:
Single Family Homes Sold
4 (down by 1); 43 Average Days on Market; the Average Sales Price was $3,320,792 (up 19%); Average Sales Price was 92% of the original asking price.
Condos, Townhomes and Duplexes Sold
8 (up by 3); 16 Average Days on Market; Average Sales Price $1,435,206 (up 19%); the Average Sales Price was 99% of the original asking price.
Overall sales volume for the Solana Beach housing market increased slightly from last month. Condo, townhome and duplex sales increased by 3, while single family home sales dropped by 1. The average sales price for condos, townhomes and duplexes was higher than last month, as was the average sales price for single family homes.
The average marketing time for the single family home sales was significantly longer than in September. On the other hand, the average marketing time was modestly shorter for condos, townhomes and duplexes compared to last month. 3 homes went pending in 7 days or less.
Sales prices ranged from $715,000 to $6,500,000. The median sales price of condos, townhomes and duplexes in October was $1,509,500 (up 34%). The median price for single family homes was $2,441,585 (down 15%).
The majority of the home buyers negotiated their sales prices, however, 2 condos sold for asking price and 2 townhomes sold for over the list price.
At the end of October there were 34 homes for sale in Solana Beach, the same as last month. Home prices range from $865,000 to $9,995,000.
Solana Beach has a supply of 3.3 months for condos, townhomes and duplexes (up from 3 months last month), and 2.1 months for single family homes (down from 2.5 months last month). This is based on the rate of sales over the last 3 months.
Solana Beach remains a strong seller’s market for condos, townhomes and duplexes, as well as for single family home buyers.
16 new listings came on the Solana Beach real estate market in October compared to 17 last month. The number of homes going pending (excluding homes that sold in October) declined slightly from 7 to 6.
One cannot draw firm conclusions about pricing or other trends in Solana Beach because of the limited number of sales.
