Finding A Home To Love Takes Patience

When I’m helping a buyer find their perfect home, the first thing I talk about is defining their wants and needs.

I ask them to describe what they want, considering their lifestyle and plans. We need to clarify what their ideal space looks like. Next, we dive into budget talk.

I often suggest they get pre-approved for a mortgage to give them a clear picture of what they can afford. Once we have that sorted, we create a wish list together. I ask them to share their must-haves and nice-to-haves, prioritizing what’s most important. It’s a helpful way to narrow down potential homes.

I also encourage my clients to explore different neighborhoods. I provide insights on various areas based on schools, commute times, and local amenities, helping them find a community that suits their lifestyle. Throughout the process, I make sure to share any properties that are coming on the market.

They are very much a part of the search. They need to see different properties firsthand and get a feel for what they like or don’t like. I remind my clients to trust their instincts. If they walk into a home and don't feel that spark, do not act on it... no matter how competitive the market is. I also help them understand that some compromises might be necessary. Maybe bring in a contractor to see what possible changes can be made. We discuss which features are essential and which ones they can have flexibility. My goal is to support them in finding a place to love that feels like home, guiding them every step of the way.

 

This process is time-consuming, and it can take many months to find a possible match finally. I have my clients drive by the property first. If they don't like the neighborhood or the property's exterior, then there's no reason to schedule an interior showing. It’s important to feel a connection to the area just as much as the house itself. And we may need to repeat this step multiple times. We don’t rush out to see a home just because it looks good on paper; It's important to make sure it matches our vision and lifestyle. Assessing each potential match helps us find the right fit and avoids wasting effort.

Hi Margaret- it truly does take patience. In 2004 when looking for a house in Loudoun County it took us about 4 or 5 months to find one. And yes, something about the house has to grab you, otherwise, move on.

Buying a house is a big decision, and finding the right match takes time. Listening to feedback from each showing helps narrow down the search.  It is interesting to watch couples look at homes. Men tend to look at things totally different from women. They're more concerned with garage space, parking and maintenance issues, while the women are more interested in the interior functionality of the floor plan. Do you find that to be true too, Margaret?

Yes, it often takes patience.  I remember an agent in my office worked with a couple religiously every Saturday for a year.  But, they finally did find that perfect house.

I've often said that finding the right home is like falling in love... you can't always put into words what that right home is, but you know it when you see it.
