As a Mohave County Commercial Real Estate Broker, I am all about protecting our clients, whether sellers, buyers, landlords or tenants, from making mistakes in their decisions to buy, sell, lease and to whom. I solve problems, find inroads, keep things together. That's my job.
For the most part, our clientele is sophisticated enough to understand what they are doing and possess the resources to conduct their inspections, obtain financing etc. They will usually be proactive, communicative and on top of their contractual obligations.
But when a client starts pointing fingers at the broker for 'not doing what is THE CLIENT'S responsibility' - even when provided marching orders along with all the resources by their broker - that's a HUGE RED FLAG.
What we as brokers will and should do:
Provide resources for the client to follow up on
Help with arranging appointments and access
What the CLIENT should and MUST do:
Contact vendor to set appointment
Arrange payment with the vendor prior
Coodinate with their lender where lender-required reports and inspections are in order, how long those reports will take and make sure the lender is setting realistic timelines for loan approval.
Sign all documents timely
Hit critical dates - or consult broker if there becomes a problem doing so
In a couple of decades +, I've only had a couple of clients dip out and expect me to pick up the slack they are causing that distresses all parties - and will ultimately jeopardize their deal. Even after I've made it clear what their obligations are.
Don't come at me for that. It's on YOU. I can only resend and remind so many times, which IS my job.
I can only care about your transaction to the degree that YOU do!
