Austin Metropolitan area housing market getting better or worse?

Here are the local Austin Housing Market Statistics:

(Keep in mind that the comparisons represented on this illustration are looking at what happened last month vs. last year in October.)

The Illustration is self-explanatory, HOWEVER let me share with you how October compares with the previous month, September: 

Median Sales Prices went up $5000 = 1.2% Increase

(insignificant to buyers... Buyers still have lots of leverage in this market which had shifted to the Buyer's advantage!)

Closed Sales Dropped 38 Units = 1.6% Decrease

Home Inventory Dropped .8 Months... Good for sellers!

Days on Market Dropped 9 Days...
Meaning homes sold faster this month relative to the previous month!

The number of New Listings that came to market was down 212 units compared to the previous month...

This makes sense as we are heading into a slower season (Real Estate is a seasonal business).

Commensurate with fewer New Listings, the number of Active Listings Dropped 554 Units compared to September's numbers:

With plenty of inventory of housing here in the Austin Metro area, it might be a good time to get your home on the market in an "off-season"... there will be less buyers out there HOWEVER there will also be LESS OPTIONS for the buyers who NEED move.

There are always people who need to relocate because of work, family, etc... and those people are MOTIVATED to buy!...

And if your home fits the bill they'll sweep it up!

So don't think that you can't sell any time of the year...

I just got the home featured at the head of this article to contract in 49 Days, recently... and that is 21 days LESS THAN the AVERAGE amount of time right now!

Good evening Cary,

I'm seeing an uptick in showings and several showings on my new listing was with agents with relocation buyers! 2024 could end up strong! My daughter just came to terms on a listing that was $1,300,000..it's been languishing on the market in the last week more showings and an offer they could negotiate!
