AR Venting Zone:  Pet peeves about other agents?  OK, GO!!

Yes, I realize that it's nice to write about all of the rainbows and butterflies in real estate.

But c'mon - we all have to admit that there are some agents out there who might rub you the wrong way and/or make life difficult for everyone around them.

Am I not supposed to talk about this and just bury my head in the sand?  Absolutely not.  They only way to keep making improvements to our industry is to talk about the prickly things so that we can get it out into the open and then hopefully figure it out, and make it better.

Some people may see the title on this post and think "Oh, Ralph.  Why would you want to talk about this?"

Why?  Because it important.  Nothing good ever comes from ignoring something that is important and needs improvement.  Certain things don't just fix themselves on a wing and a prayer.

BUT, I think it's important to perhaps talk about it in an objective manner.

AND, I think it's also important to share stories and concerns with each other.  Especially here on AR.

If you stop to think about it, most rules and guidelines were developed from undesired circumstances.  Whether it be your local and/or state department of real estate ethics, or even your own brokerages guidelines, most of this material comes from issues in the past to the point where some kind of policy needed to be developed.

So let the ugly troll out of the gate, and tell me about some pet peeves you have with other agents.

Annoying habits?  Nasty attitudes?  Gatekeepers?  Time-wasters?

Enquiring minds want to know.......

This post wasn't intended to single out any individual agents you have a beef with.  It was intended to discuss general occurences that we have problems with.  If we never talk about problems, they'll never get resolved.  Our ethics classes do not prohibit open general discussions about problematic practices.  In fact, our ethics classes are BASED on problems in the past that have been discussed, addressed and added in to the code of ethics as a result.
Complacency doesn't help anyone.  It hurts us all.

Hi Ralph- I'm not an agent, but I don't think there is anything ethically at issue if the purpose is to educate others and no names are mentioned!!!  Let's hope others chime in.

I dislike that myself.  There are many agents who feel they need to seem superior to another.  What they don't realize is that agent that they are attempting to belittle could be the next listing agent on a home their buyer is interested in, or the next buyer's agent on one of their listings.
What they forget is that we're all in this together.

Hello Ralph - while I am no longer active in the industry, I haven't been away so long that I can't recall some pet peeves.   

Doggone it, there are more than a few things I can b!tch about.  Pussy-footin' around the issue?  Well. I guess ducking around particulars could be troublesome.   Most of all, people are people.  While many, maybe most agents, are good (or good enough), there are those who may not be.  They can be time wasters, gossips, fabricators and unscrupulous.   Of course, this is an interpretation.   While I don't necessarily roll over from addressing the issues. . .

Well, the list is long, but one of the things that bugs me the most is when an agent acts like they know what they are doing when they don't and they even take it a step further by trying to tell me how things are done, haha.

Of course, cut and paste comment guy GilbertRealtor BillSalvatore adds absolutely nothing with the comment that he pastes into the comment section of everyone's post, haha.

Ralph, we had an agent (who has since left AR and has been deleted by the powers that be) on AR who disliked a "political" post by another agent. They got in an argument and he was blacklisted. No matter what your politics are I have two things to say...

1. No one should be blacklisted because of their point of view.

2. AR IS NOT THE PLACE to discuss politics (from any side). 

Vent if you want, but keep your opinions friendly here.

Differing "points of view"?  Sure.  But it seems the term "point of view" these days to some people means you can say whatever the hell you want, and simply deem it as a differing "point of view".  Example:  one person says I enjoy being alive and another person says they prefer you to be dead.  That's not a different "point of view".  That's a form of bullying, harassment and threat.  So "point of view" isn't some blanket coverage for free speech.  There are thresholds in which a different "point of view" becomes unethical behavior, or in some cases illegal.

  NAR COE be damned.   If an Agent is causing trouble, they need to be called out.  Yes, start with their Broker or perhaps their Office Manager.   But if necessary, say it to their face.  Of course you step lightly around libel and slander, you state facts that can be backed up, but if it needs to be said, Say it!

    Some years ago I wrote a post here on ActiveRain about a major real estate development in Tallahassee Florida.   They were undergoing serious legal problems, and their icing-on-the-cake golf course was going to be foreclosed upon, or sold and cut up into lots for single family homes.  I got wind of it and I blogged about it.

      A Realtor who represented several of the builders in that project called, he gave me holy Hell and demanded I take down the post.   

    First, I was amazed that an ActiveRain post had found its way to the top of Google SERPs, and that several people in the affected Development had read it.  

    Second, everything stated in that post was factual, references were cited.  So no, I wasn't going to take down the post.

   But that did not stop the aggrieved Realtor from threatening to do - something - I am not sure what - if I did not delete the article I had written.

    So, I called two members of the Grievance Committee.   "Hi, this is Fred, just a heads-up, this Agent is threatening me because I made public the serious legal problems that this development is facing."

    By going on the offensive, I shut that guy down.   Yes, he makes 10 times the money I make, Tip Top Producer, etc. I do not care.    Don't call me and demand that I remove a post and/or apologize for pointing out the truth.

  BTW, several golf courses in Tallahassee have faced legal or financial problems in the past 10 or so years, including Killearn, Southwood, Hilaman, and Capital City Country Club, so no point trying to guess which one I am talking about.

Thank you for this post. And yes, there are some things that drive me nuts. The one that gets under my skin the most and is highly unethical are those agents who come in from the "big" cities and attempt to sell in my neck of the woods. Most of them do not understand our lake communities or the historic areas. Frustrating.
