October Of 2024 Home Sales Stats

On November 21, 2024, National Association of Realtors® (NAR) reported on median home value price was $407,200 in October of 2024 gained 4.0% from the price of $391,600 in October of 2023.

Single family home sales were at annual rate of 3.58 million units in October of 2024 higher 3.5% from the annual rate of 3.53 million home sales in September  of 2024, and increased 4.1% from home sales rate in October of 2023. The median single family home price was $412,000 in October of 2024, rose 4.1% from October of 2023.

Condominium and co-op sales up 2.7% to an annual rate of 380,000 units in October of 2024 from September of 2024, but decreased 7.3% from October of 2023. Median existing condo price was $360,300 in October of 2024, grew 1.6% from $354,800 in October of 2023.

Distressed homes sales were 2.0% in October of 2024 same as from 2.0% in September of 2024, and unchanged from 2.0% in October of 2023.

Lawrence Yun, NAR chief economist, "Additional inventory and more home building activity will help price increases moderate next year.”

I hope Lawrence Yun is right and we see moderate price increases - that the prices stay up and don't decrease - that makes it hard for sellers to accept
