Open Houses are not so bad

Since it is summer and my son is out of school I thought I would start doing open houses. I thought it would be boring when there aren't guest to show the house to, but I was sooo wrong. This is an awesome time to catch up on administrative work. I can blog, make phone calls, play with Paragon, and BE ALONE! What better way to get work done, than to sit in a beautiful house with peace and quiet! What do you like to do at your open houses while waiting for guest?

just be careful there. open houses can be good but you never know who is going to see the house..

It's great to have an "air card" so you can be active on the interenet..to work while your waiting for clients and also show them other listings in the area if the home you showing isn't right for them.  The goal would be to not have any peice and quiet at the Open House..but with the down market it's a fact of life..

Tiffany, I pay a monthly fee for an air card rather than have dial-up or DSL at home. What this means is that I can take my laptop computer anywhere!  I have been volunteering for more open houses, too.  Some of the tasks I do at open houses include 1)  checking/writing e-mail  2)  blogging  3)  client contacts  4)  organizing transaction files  5)  ordering materials on-line.  All things considered, though, I would rather be meeting and interacting guests at the open house than performing administrative duties.  Thanks for your blog.

I like to make phone calls to past clients, tell them about the house where I'm doing the open house, read new contracts (forclosures basically), and sometimes I do cross stitch.  The problem is when the owner wants to stay, in that case you have to talk to the owner all the time.....

You have given me an idea....thank you.  I have never bothered to take my laptop to open houses.  I have been lucky where the open houses are busy enough with guests until lately that is.  So I just stopped doing them as there didn't seem to be any benefit in them.  However, I agree when there isn't anyone there it would be a great time to do admin work.   While there are guests I could have the virtual tour of the home featured on my laptop.

I get reading done during opens but I cant say that I like doing them.  I would rather do something else.

Yes, open houses DO work... especially in the summer.  I sold my listing to an open house visitor last week. Come prepared, knowledgable, and you'll gain clients, not customers!  Keep on working it!

I try to hold open houses at least two times a month. In the winter the down time is great to get things done but the rest of the year is great for generating leads as it is usually to busy to get anything else done. If there is down time I start getting things ready for Monday on the Computer so that I'm ahead of the game.
