Why Builders Love Flat Paint: The Secret Behind New Home Finishes

Have you ever moved into a new home and wondered why the walls are painted with flat paint instead of eggshell? It’s a choice builders make for a reason—several, actually!

Here’s why builders prefer flat paint:

  • Easy Touch-Ups: Contractors often have to go back in to touch up scuffs, dents, and dings left from construction work. Flat paint is perfect for touch-ups because it blends seamlessly, unlike eggshell, which can show touch-up marks.
  • Cost-Effective: Flat paint is often cheaper than eggshell. Builders save on costs, especially when covering large areas, and that savings can be passed on to you.
  • Durability During Construction: With all the traffic in a newly built home—contractors, electricians, plumbers—walls take a beating. Flat paint makes it easy to cover up those inevitable nicks and scratches.
  • Cost of Upgrading: Want eggshell paint instead? Be prepared to pay for it. Builders typically charge thousands of dollars extra for this upgrade due to its higher cost and labor needs.

So while flat paint might not have the same sheen, it’s functional, cost-efficient, and easier to maintain during the building process. If you want an upgrade, just know it comes with a price!

Laura Sellers - you're right about why builders choose flat paint. The same is true here in Texas too. It's interesting that just a slight shade different (non-flat) makes a big cost difference.

Good morning Laura. In addition to flat paint many of the big tract builders order a custom color not available in paint stores open to the public. Enjoy your day.
