Real Estate Market Trends for Addison TX:  November 2024

 

Residential Real Estate For Sale in Addison, Texas

The total number of currently available residential properties for sale in Addison, Texas is 53 homes, up from 50 active listings at the beginning of last month. Forty three are pre-owned and 10 are new construction at Addison Grove. Currently for sale, there are:

  • 17 single family homes (ranging in price from $445,000 to $3,400,000)
  • 14 condos ($185,000 to $569,000)Condo at Valley of Bent Tree in Addison
  • 22 townhomes ($465,000 to $880,000)

Forty five one of the 53 available homes have been on the market for longer than 30 days. The average number of days on the market for the current "active" status, pre-owned homes is 81 days, as compared to 61 last month. The median number of days on the market is 72 days, compared to last month's 45 days.  Listings are taking longer to sell.

There were 7 closings this month and 13 last month. The average list price to sold price ratio is 96.9%, the same as last month's ratio. All of these properties sold below asking price.

Pre-owned homes: The median number of days on the market for the pre-owned homes that sold was 49 days, while the previous month the median was 20 days. The average number of days on the market was 59 days. The range in November for the previously owned home was 21 days to 120 days. The average price per square foot of all previously owned homes sold is $272.89, down from last month's $280.93.
