How Many Visits to a Home Under Contract Are Enough?

Once a home is under contract, buyers often wonder how many times they should visit the property. Is a home inspection and final walkthrough sufficient, or should buyers return for additional reasons, like taking measurements or introducing the home to family and friends?

While it’s natural to be excited about your new home, frequent visits can create stress for sellers. Many are busy packing and preparing for their move, and they may feel pressured to keep the home in “show-ready” condition—even when it’s filled with moving boxes and chaos.

Hello Laura - your post title is an interesting one.  Too often?  Not enough?  What is typical?  It's definitely something that should be a part of the discussion between buyers and their real estate professional.  An upfront conversation can help eliminate some misunderstanding.  "Some" being the operative word.

Good morning Laura. Must say buyers should obviously be present for a home inspection and final walk-through. Some may need to measure if they have unique furniture pieces. As for introducing their friends to the property, proper planning for a house warming party after closing is the way to go. Enjoy your day.

I think being there for the initial showing, the inspection and the final walk through are the three times buyers definitely should check out the house.  If they want measurements, the seller/seller's agent may already have the measurements they need (or can provide them). The sellers need to be able to pack up their house without others coming over multiple times.
