Here’s a summary of the Cardiff real estate market for November 2024 based on data provided by the MLS (private sales are not included; data are believed to be accurate as of this writing but are not guaranteed). 8 homes sold in November, twice the number of sales for last month.
Single Family Homes Sold
3 (down by 1); 32 Average Days on Market; Average Sales Price was 2,415,666 (down 30%); the Average Sales Price was 95% of the original asking price.
Condos, Townhomes & Duplexes Sold
5 (up from 0 last month); 15 Average Days on Market; Average Sale Price was $1,998,848; the Average Sales Price was 97% of the original asking price.
The overall volume of sales in Cardiff doubled from last month. Single family detached home sales dropped by 1, while condo, townhome and duplex sales rose from 0 to 5. Sales prices ranged from $972,000 to $4,995,000.
There were 2 homes in the Cardiff housing market with an Active Under Contract status at the end of November, versus 0 last month.
At the end of November there were 21 homes for sale in Cardiff, the same as last month; 17 of these are single family detached homes. Listings range in price from $1,100,000 to $6,549,000.
There are 3.4 months of inventory for single family homes (up from 3 months last month), and 1.7 months for condos, townhomes and duplexes (down from 5 months last month), based on the rate of sales over the last 3 months.
Cardiff by the Sea housing remains a seller’s market for single family homes, and is a very strong seller's market for condos, townhomes and duplexes, based on the current supply and demand.
1 townhome sold for asking price and 1 sold for 104%. 3 townhomes went pending in 6 days or less. Buyers should not automatically assume that some homes won’t sell quickly especially with the limited supply. Time on the market increased by several days for single family homes compared to last month; there were no condo, townhome and duplex sales last month for comparison.
6 listings came on the market in November, compared to 10 in October. 4 homes went pending in November (excluding homes that closed escrow), versus 6 last month.
