Month of Nov.– 32 units sold is one less than prior year and five units shy of the prediction last month. Sale Prices are down across the board in all categories. Average Sale Price and Median Sale Price are down 3.6% and 2.6% respectively compared to this time last year. The Median Sale Price for the month of $370k is $25k less than the Median Sale Price YTD (see Below) It appears the market is still correcting from the Covid driven highs of just a few years ago. The market added 24 properties in November falling behind the 32 sales. Inventory of re-sales homes is reduced to 112 at this writing. Looking ahead to December 2024, there are 38 re-sale homes currently contingent or under contract/pending. We will reach last December’s total of 32 units sold.
Nov. YTD – 460 Units sold is 17.3% ahead of last year’s 392 total. Average Sale Price & Median Sale Price are both down 1.3% vs prior year. No doubt the resale home market will finish the year well ahead in unit volume and prices continuing to fall searching for a support level the market agrees is low enough.
