Should You Sell Your House As-Is or Make Repairs?

Deciding whether to sell your house as-is or make repairs? Understanding the pros and cons can help you make the best decision for your unique situation.

Selling a house as-is means no repairs before listing or after the inspection. While this simplifies the process, it comes with trade-offs. Let’s explore both options:

Selling As-Is: Pros and Cons

Pros:

  • Time-Saving: Skip repairs and list immediately.
  • Cost-Effective: Avoid upfront expenses on updates.
  • Less Stress: No need to manage contractors or projects.

Cons:

  • Lower Sale Price: Homes needing work typically sell for less.
  • Fewer Offers: Buyers may avoid properties requiring repairs.
  • Longer Time on Market: Limited buyer pool can delay the sale.

Making Repairs: Pros and Cons

Pros:

  • Higher Sale Price: Move-in-ready homes often sell for a premium.
  • More Buyer Interest: Attract more offers and competition.
  • Faster Sale: Updated homes appeal to a broader audience.

Cons:

  • Upfront Costs: Repairs and updates require an investment.
  • Time-Consuming: Renovations can delay your timeline.
  • Uncertainty: ROI depends on market conditions and buyer preferences.

Good News for Sellers

Even if you sell as-is, 56% of buyers are willing to purchase a home that needs work due to affordability challenges and limited inventory.

I almost always advocate selling it as is, unless there is a substantial health or safety concern that would deter a buyer.  The minute you start doing construction repairs, something almost always comes up that was unforeseen and then it becomes a disclosure issue.

Laura Sellers there seem to be more of a down side to selling as is, than making the needed repairs and upgrades before selling.
