Why I Make My Own Appointments

As a listing agent, I always make my appointments for property showings, and I believe this approach is key. When I mention this to other real estate agents, their reactions are often the same surprise. They usually ask if I’m wasting time by doing it myself. But honestly, showing the wrong house to the wrong buyer wastes time. Taking charge of my appointments can clear up confusion and make everything go smoother for both my sellers and me.

Here’s why making my appointments works so well:

Avoiding Mismatches:

Pet Restrictions: I let buyers know about pet rules before they even think about seeing a property, saving everyone a hassle.

Accessibility Issues: If someone needs specific access, I make sure they aren’t looking at a top-floor place that’s not accessible—this is essential.

 Personal Preferences: Understanding what a buyer wants means I can skip showing them options that won’t work, like a penthouse for someone uncomfortable with heights.

 Home Layout Needs: I clarify what buyers need right from the start—like families wanting all bedrooms on the same level—so they see properties that truly fit their requirements.

Missing Information:

 Contingency Clauses: I find out if buyers need to sell their homes first so I don’t waste my time showing listings that require contingency offers.

 Financial Requirements: For co-ops, I clarify cash buying rules upfront, which helps avoid issues down the line. And explain the forms required to submit an offer.

 Monthly Fees: I make sure buyers know the monthly fees and assessments linked to a property before they commit to looking at it.

Must-Have or Must-Not-Haves: 

I dig into what buyers need, and preferences can be all over the place:

- Some buyers want specific types of heating, while others have strong feelings about things like fireplaces or swimming pools.

- Location wishes can range from wanting a home on a busy road to needing complete seclusion.

By addressing these points front and center when making appointments, I help avoid miscommunication so that only serious buyers check out my listings. This approach also leads to better teamwork with buyer's agents, as I can share info about properties that might match their clients’ needs. 

Overall, handling my appointments makes sense. It keeps things efficient for everyone so that sellers and buyers make the best use of their time. This strategy sets the stage for smooth and successful transactions. Buying Or Selling A Home

Everyone should be doing this for their clients in one way or another.  If you are doing your job properly, you have listened to what they are looking for and need.  So, if one or more of the listings they want to see doesn't match what they are looking for, you should at least question them about it, haha.

Hello Margaret - over the years of reading your posts, I have learned you have a way of practicing real estate that is uniquely yours.  Whether it's scheduling showings for your listings, an impromptu open house or something else you take a thoughtful approach that may not make sense to ordinary practitioners.  Does that make you extraordinary at what you do?  Maybe.  Perhaps, it's something else.

Yes, too many people view homes that aren't going to be a match, and with some conversation, that can be found out ahead of time. Why waste the sellers time to get the home ready for a showing and the buyers time to view a home that isn't a match? You've got a process that cuts out that time wasting!

Margaret if I were a Realtor I would make my own appointments as well.  There are somethings that should not be left to chance, and making sure everyone understands everything pertinent to a property is one of them.

You have an excellent strategy in place that should help curtail disappointment when buyers see homes that do not fit their criteria. What buyers want and need, and why, is an important discussion to have. You also find out those buyers that haven't given these important issues that you mentioned much thought.
