I had no idea there were co-op's in Hawaii. No surprise to you- but about 70% of our housing stock for purchase is co-op's. I was also surprised to hear your typical down payment amount was a little higher than ours. Typically, co-op's here start at 20% down- but I have seen more and more move toward 25% down- moving in line with what you know. Most co-op's here also want to see a DTI of under 28% and a Post Closing Liquidity of at least 2 years.
