Getting Ready to Sell Your Home- Don't Skip On Home Maintenance 

These days home owners tend to stay in the property longer than years past. What was once a 2-3 year "step up" house is now morphing into something 5 years plus. With a longer tenure in mind, don't neglect the home maintenance. 

1) HVAC-- There's nothing like getting a home inspection report back and the AC coils are dirtier than a Presidential Debate. Most professionals suggest getting the system serviced once a year. 

2) Roof/Gutters-- It's a good idea to have a professional roofer inspect the home every other year or so. More frequently  if there is storm/hail damage. And for goodness sake, have those gutters cleaned! When they stop up there will be a water line in the ground anywhere there is a gutter. 

3) Cracks-- Are you noticing stair-step cracks on exterior walls or hairline cracks inside? Have an engineer take a look and write a report. For a couple of hundred dollars both the seller and potential buyers can have peace of mind. 

4) Lawn--Fresh mulch and a professional lawn mowing can go a long way. Remove any lawn obstacles (old car, ancient swing sets) as well. Think clean and freshly cut! Curb appeal is the first thing most potential buyers notice. 

5) Professional Home Cleaning-- It's a good idea to do a top to bottom Spring/Fall cleaning a couple of times a year. Running short on "time"? Hire a professional, most do amazing work!

Hello Doug - regular home maintenance is a good idea, and it can definitely be useful if/when the property is listed for sale.  Playing "catch up" with maintenance can look like a "lipstick on a pig" - and that's not good for making a lasting impression.

Good evening Doug,

Home Maintenance is so important to have a home in tip top shape. We are seeing many sellers staying in a home 10+ years now..not many company moves going on and unless you are relocating many are staying put in their homes. But if they are moving a good home inspection is so important to know what to expect when a buyer inspects the house.

If a home appears to be very well maintained, buyers will be willing to pay top dollar.  If it's not, buyers won't, it's that simple, haha.

Hi Doug... these days buyers are willing to pay more for a well-maintained, turn-key home and are usually not seduced by a good deal for a home that has not been maintained.
