The following information was taken from the MLS (private sales are not included, nor are multifamily properties or mobile or manufactured homes). The data are believed to be reliable when this report was published but are not guaranteed.
8 homes sold in Solana Beach in November, compared to 12 sales in October. Here are the details:
Single Family Homes Sold
3 (down by 1); 18 Average Days on Market; the Average Sales Price was $3,827,500 (up 15%); Average Sales Price was 97% of the original asking price.
Condos, Townhomes and Duplexes Sold
5 (down by 3); 59 Average Days on Market; Average Sales Price $2,412,460 (up 68%); the Average Sales Price was 92% of the original asking price.
Overall sales volume for the Solana Beach housing market decreased 33% from last month. Condo, townhome and duplex sales decreased by 3, while single family home sales dropped by 1. The average sales price for condos, townhomes and duplexes was substantially higher than last month. The average sales price for single family homes was also higher than in October.
The average marketing time for the single family home sales was significantly shorter than last month. On the other hand, the average marketing time was significantly longer for condos, townhomes and duplexes compared to October with one condo taking 149 days to sell.
Sales prices ranged from $1,686,000 to $5,400,000. The median sales price of condos, townhomes and duplexes in November was $2,576,300 (up 71%). The median price for single family homes was $3,968,000 (up 63%).
7 of the 8 home buyers negotiated their sales prices, with 1 single family home selling at asking price.
At the end of November there were 37 homes for sale in Solana Beach, 3 more than last month. Home prices range from $845,000 to $16,800,000.
Solana Beach has a supply of 3 months for condos, townhomes and duplexes (down from 3.3 months last month), and 4.4 months for single family homes (up from 2.1 months last month). This is based on the rate of sales over the last 3 months.
Solana Beach remains a strong seller’s market for condos, townhomes and duplexes, as is a seller’s market for single family home buyers.
10 new listings came on the Solana Beach real estate market in November compared to 16 last month. The number of homes going pending (excluding homes that sold in November) increased slightly from 6 to 7.
