How do I choose a neighborhood?

One of the questions many buyers have when moving from one area of the country to another is how do I choose a neighborhood? Having moved to the Philadelphia area from London, England I can totally understand this quandary.

There are lots of different things that go into this decision, most of them personal to you. When I meet with clients for the first time I always ask them to tell me about their lives and the way they live them. What do they like doing? Depending on their answers we can formulate a plan for finding them a house.

So, let's consider the different things that can affect your choices. Do you have school age children? If so a neighborhood with sidewalks and access to local parks may be important along with obviously good schools. Maybe you want a development that has other children in it as well. Having options for different sports locally may also be important to you as a family.

What about pets? Many of us live for our pets and take a lot of consideration of them when buying a home and the neighborhood. Again, sidewalks may be important to allow for daily walks, or maybe a home with fenced yards. At least access to some places to walk our furry friend such as a park or a dog park where they can socialize with other dogs.

Do you like to eat out a lot, then maybe being close to an area with good restaurants is important, or are you more the sort who likes to entertain at home, neither answer is wrong, but it might affect where you buy.

As you can quickly see, the answer to the original question is probably a combination of many different agendas within a family including the daily commute to work. But, it is important to consider all the different points of view when making a choice and having an agent who can identify the best areas to consider.

Good morning, Nick.... as is often said, no one size fits all. It's why if I have four buyers in the same price point looking for similar sized homes, none will ever look to buy the same home. One good thing about the internet is that these days buyers have often already done a lot of research in advance before I meet with them and have narrowed down potential neighborhoods.

Nina Hollander, Broker that is very true, however with the lack of inventory in our area, many buyers are looking at all and anything coming on the market due to the sheer lack of homes for sale.

Roy Kelley thank you, stay warm and dry as we approach the holidays.

Will Hamm I love a good covered bridge, they are so iconic for our area.

Joan Cox everybody's taste and needs are different. Some buyers are very specific about what they want, others are much more flexible. But selecting a neighborhood is important in the grand scheme of things.

Hi Nick- all good things to consider when choosing a neighborhood. I'm sure you have some buyers who don't truly know what they want until they begin to look for a home.

When out and about looking at possible homes to purchase, most buyers get a good feeling of whether it is a neighborhood that they want to live in or not.  I try to point out things that they might not see, when I know about them.

Kathy Streib part of our job is to help them uncover what it is that is important to them with questions.

Endre Barath, Jr. I don't disagree that many buyers will select different houses just that with the low inventory it is forcing them to be more willing to accept what is out there.

Brian England I agree, and knowing our areas well helps us to point out the benefits and the negatives of this area over another.

Lew Corcoran I like the analogy, as long as you get plenty of tastes before you make your selection.

Hello Nick - there's a reason why the real estate mantra of location - location - location is repeated thrice.  What's important in choosing a neighborhood may be different for each of us. Understanding those factors are hallmarks of excellent real estate professional representation.
