Expert Insights from Jim Lee and Ann Cummings, Accredited Buyer Representatives (ABR) at RE/MAX Shoreline in Portsmouth, NH

Whether you’re buying your dream home or preparing to sell your current property, a home inspection is a crucial part of the real estate process. As local experts specializing in Portsmouth, NH, and the New Hampshire Seacoast, we’re here to guide you through every step of the home inspection journey.

What is a Home Inspection?

A home inspection is a detailed evaluation of a property’s condition performed by a certified professional. The goal is to assess key components, including:

  • Structure and Foundation: Identifying cracks or signs of instability.
  • Roof and Exterior: Checking for leaks, damage, or worn materials.
  • Plumbing and Electrical Systems: Ensuring safety and functionality.
  • Heating, Ventilation, and Air Conditioning (HVAC): Verifying proper operation.
  • Interior Features: Spotting maintenance concerns or safety hazards.
  • Health Risks: Testing for mold, radon gas, lead paint, or asbestos.

This thorough assessment provides buyers with critical insights while allowing sellers to address potential issues before listing.

Are Home Inspections Required?

Home inspections aren’t mandatory, but they are highly recommended. Many buyers include an inspection contingency in their purchase agreement to identify any significant issues before finalizing a deal.

In competitive markets, some buyers might waive inspections to make their offers more attractive. However, there are options to strike a balance, such as agreeing only to address major issues revealed during the inspection.

Who Performs a Home Inspection?

Licensed professionals, often certified by organizations like the American Society of Home Inspectors (ASHI) or the International Association of Certified Home Inspectors (InterNACHI), conduct inspections. Costs depend on the size of the property and any additional tests needed.

Our role as your agents:

Advising on which inspections best suit your needs.

Recommending trusted local inspectors.

Who Pays for the Inspection?

Typically, buyers cover the cost of a home inspection. Sellers may also invest in a pre-listing inspection to:

  • Proactively address issues.
  • Increase transparency for buyers.
  • Gain leverage in repair negotiations.

We strongly encourage sellers to consider a pre-listing inspection for these reasons—it’s a strategy that can set your home apart in a competitive market. We like this option and almost always suggest to sellers to have a pre-listing inspection for the above stated reasons.

Can Buyers Attend the Inspection?

Absolutely! Attending your home inspection allows you to:

  • Learn about the property’s systems and layout.
  • Understand any flagged concerns directly from the inspector.
  • Gain maintenance tips and insights.
  • home buyers attending home inspection.

This firsthand experience provides peace of mind and prepares you for homeownership. We always recommend that buyers attend their inspection to fully understand the condition of their potential new home.

How Long Does a Home Inspection Take?

Most home inspections last two to three hours, though this depends on the home’s size and condition. Plan accordingly to ensure you can attend and get the most value from the process.

Common Issues Found During Home Inspections

Inspection reports cover the home’s current condition and offer recommendations for maintenance and improvements. Commonly flagged issues include:

  • Structural Problems: Cracks or foundation instability.
  • Drainage Issues: Poor water management that can lead to damage.
  • Electrical Hazards: Outdated wiring or code violations.
  • HVAC Concerns: Systems in need of repair or replacement.
  • Safety Risks: Missing smoke or carbon monoxide detectors or trip hazards.

What Does “As-Is” Mean?

A home sold “as-is” means the seller is not making any promises about the property’s condition and will not make repairs. For buyers, this can mean taking on potential risks. If you’re considering an “as-is” property, consult your real estate agent about strategies to protect your interests. Sellers should also weigh the benefits and drawbacks of listing their home “as-is.”

Thanks Sham, we've all learned a lot about home inspections during the crazy market of the past few years.

I think it's sort of funny that new people coming into our business think this is normal. Us old timers know better.

Good morning Jim. When active, clients always heard "for your protection, get a home inspection". In some circumstances, I suggested the seller get one. In they declined, I had them sign a document saying they were informed of the service but elected to pass. Enjoy your day.
