Taking on a New Agent

This week I am taking the first step to my eventual goal of building a team.  One of my clients has gotten her Real Estate license and joined us.  I sold a couple of properties through her and her husband and sold a couple of more through their referrals.  I am losing a great client and hopefully gaining a great team mate.

Initially she will be teaming up and training with me on a transactional basis.  Here name is Lielane Peralta and I believe she will become a wonderful Realtor.

A little over a week ago in one of my blogs I mentioned that she made the decision to drop her mortgage license and transfer her real estate license to our office.  Yet Another Blog About the Agent With Too Many Hats?

Lielane got her license earlier last year and approached us at that time.  She also had a mortgage license which created a dilemma for us.  Our office has a policy of not having agents that do dual services; a policy I strongly agree with.  Many of you know I am very opinionated on that subject.  I firmly believe that if you sell real estate that is the only thing you should be selling your client.  I have written a couple of blogs on the subject in the past and have commented on many other blogs here on Active Rain.

At that time she decided to go with another real estate company that would allow her to sell both services.

After several months of trying to get up and running while selling both homes and mortgages Lielane came to realize this was not a good way to go.  In the last few weeks she contacted me again.  She was rethinking her decision and was willing to drop the mortgage license so she could join our company and focus on selling homes.  She asked if I would be willing to help train her.  I took that as a compliment from a great previous customer.  After meeting with our broker she filed the appropriate papers and is now officially a member of the Century 21 Liberty Homes family.

This weekend we will be building her website and getting her established.  Lielane knows a lot of people in our community and should have no trouble getting going with a little assistance.  I will put up another post in a week or so and better introduce her.

Great news!  I think it's great that you're proactively trying to improve the Realtor community by adding another GOOD person! =)  And it will be great to see you operate as a team-it will allow you to leverage all the knowledge in that pretty little head. =)

Bryant - Thank you for the kind words.  I know you have started down that path also.  I have decided not go on my own, I plan to stay with my local Century 21 office and work within that world.

Randy, I hired my first Loan Officer in January and I am real happy with the way she is beginning to develop business.

I also agree with you on not being able to be both a Realtor and a Loan Officer, there is too much of a chance for conflicts.

Randy,

I am sure you will be blessed with someone you can trust,work with and help expand her knowledge for yrs to come,good luck with your new teamate!

I have seen many Realtors become loan officers, it seems to be because they think their is an extra way to bring in income, but concentrate less on really knowing their job, it hurts them as they cannot seem to finish the job and usually screw up the RE side of the deal, 2 hats are not always the best thing, too many conflicts.

I would rather deal with the realtor and the loan officer separately as this will make it easier , I have seen more realtors thinking they are the overnight mortgage pro, then lose sight of the RE transaction and the deal falls through, most only go into it because they cannot make it in RE.

By the way, we are dying to travel to Hawaii, but would need 2 weeks and it moght be hard right now for us to that, but I am dying to visit and see alot of what I read about.

Funny you say that ,because this month I will be completing my final core course and then will officially have my CRS designation, hope to get to travel there as a regular active rainer and, of course a CRS member,it took me 11 yrs in this business to find time to commit to completing it.

I almost made it to Vegas, but I was there a few months before, Hawaii will be even tougher as it will take me at least 13 hours to get there, with stopovers, but hopefully then I can make it a trip for my whole family, and yes, hopefully the benefits of being a CRS will be well worth it to my career and business, cannot wait to see me name in the book.

Really hope we get to visit your island.

Randy congratulations on your choice and welcome to Lielane.  I agree with you that wearing two hats is no good.  I'd rather have three awesome mortgage brokers who can take care of my customers than a license of my own to do a mediocre job.

Our office has a policy of not having agents that do dual services; a policy I strongly agree with." Anyway, good luck with your new team. I bet you will do great. The dual agency is a sensitive issue. It works only if the agent knows what she or he is doing, otherwise I agree.
