Real Estate Market Trends for Addison TX:  December 2024

 

Residential Real Estate For Sale in Addison, Texas

The total number of currently available residential properties for sale in Addison, Texas is 36 homes, down from 53 active listings at the beginning of last month. Twenty six are pre-owned and 10 are new construction at Addison Grove. Currently for sale, there are:

  • 9 single family homes (ranging in price from $415,000 to $3,400,000)
  • 11 condos ($195,000 to $525,000)Updated shower at Valley of Bent Tree Condos
  • 16 townhomes ($450,000 to $880,000)

Twenty nine one of the 36 available homes have been on the market for longer than 30 days. The average number of days on the market for the current "active" status, pre-owned homes is 80 days, as compared to 81 last month. The median number of days on the market is 75 days, compared to last month's 72 days.  Listings are taking longer to sell.

Pre-owned homes: The median number of days on the market for the pre-owned homes that sold was 29 days, while the previous month the median was 49 days. The average number of days on the market was 34 days. The range in December for the previously owned home was 16 days to 74 days. The average price per square foot of all previously owned homes sold is $256.84, down from last month's $272.89.
