Radon Realities: What You Need to Know To Protect Your Home & Stay Safe

 

January is National Radon Action Month. While the Greater Charlotte area, in general, is not known for high radon levels, we do find homes from time to time with radon levels that are too high requiring remediation. That means, that even those of us who live in low radon areas need to up our Radon IQ and know how to test our homes and how to protect our health.

 

It's estimated that one in six homes has radon. Regardless of how prevalent radon might be in your area, take the EPA's advice during National Radon Action Month: "Test Your Home. Protect Your Health." 

 

Radon: The Silent Killer

Radon is a naturally occurring radioactive gas. Radon is called the "silent killer" because you can't see it, smell it, feel it, etc. As a result, radon is one of the major causes of lung cancer, causing more than 40,000 deaths each year and making it the second biggest cause of lung cancer deaths. Only smoking causes more lung cancer deaths. In other words, radon kills!

 

Radon exposure is a preventable risk—testing and mitigation can significantly reduce its presence and protect your health.

 

All Homes Should Be Tested For Radon

Did you know that the Surgeon General recommends that all homes be tested for radon? And according to the CDC, one in 15 homes have elevated radon levels. If you live in a home with high radon levels and smoke, your risk of contracting lung cancer increase by 10 times. The ONLY way to know if your home has high levels of radon is to test. The "good news" is that radon is EASY TO TEST and EASY TO REDUCE.

Radon Tests Are Not Expensive

Radon tests in the Charlotte metro area are quite reasonably priced. Testing your home for radon is as simple as opening a package, placing a radon detector in a designated area, and after the prescribed number of days (2-7 days), sealing the detector back in the package and mailing it to a lab for evaluation. Radon is measured in picocuries per liter of air (pCi/L), a measurement of radioactivity. The U.S. EPA and the Centers for Disease Control and Prevention recommend that homes with radon levels at or above 4 pCi/L be repaired to reduce the amount of radon entering the indoor air.

 


 

 How Radon Gets Into Your Home:

Radon is a radioactive gas that comes from the breakdown of naturally occurring uranium in soil and rock. It's invisible, odorless and tasteless, and can be detected only by specialized tests. Radon enters homes through openings that are in contact with the ground, such as cracks in the foundation, small openings around pipes, and sump pits.

Good morning Nina. I once had a commuter apartment and the complex installed Radon remediation. As a managing broker I had a Radon inspector use my apartment as a testing sample. The result were horrendous as the levels were multiples of the safe zone. You can never tell. The complex did further remediation until all was safe. The only was to be safe is to test. Nina Hollander, Broker - good point. Usually natural stone finishes on the high end contain Radon and the condo buildings a pretty tight. Happened in Southwest Florida. Who knew? We do now.

Nina, I’m aware that radon is a concern, but there aren’t any regulations concerning it when selling a home in our area.

However, we have been encouraged to be sure to suggest to clients that they have a radon test when doing home inspections to "cover ourselves." And you can pretty much expect that if high levels of radon are found, the seller will pay to mitigate it.

Katina Hargrove 352-551-0308 it's not always expected when a home in Charlotte area has radon... I've had houses in the same community with one having radon and the other not. We have pockets of areas that will have radon more frequently and yet I've sold houses in those areas that had no radon. That's why it's good to do a radon test. At the end of the day it's cheap insurance.

Hi Roy... I'm not sure how much people test regularly in the Charlotte region, but we certainly do see more home inspections with radon testing included than we did 10 years ago.

Hi Nina- I'd never heard of radon until we moved to Leesburg, VA. We purchased our home with no radon issues. When we sold it 4 years later, we had noticeable radon.

I might have told you I had two Radon tests in 26+ years of doing real estate here... both done by the same clients (repeat clients)  and we were all good, Endre

Endre Barath, Jr. good morning, Endre... I recommend a radon test to all my buyers when they do inspections. I can't remember the last time a buyer for one of my listings did not do a radon test. Usually, all is fine. But every so often something pops up.

Our home in NW IN was built on a crawl space. There were "vents" in the cement foundation walls allowing air to continue to pass through the crawl space. Fortunately when we had the radon levels tested, they were very small because of the air flow.

Leanne Smith a lot of our houses are built on slab, especially newer construction since the 1990's... so depending where a house is located we can see radon levels that are too high.

Have only had 2 radon tests performed on the buyer's behalf during my entire career, Nina, because it is not common here for the most part. In the places it does exist, I advise getting one for safety's sake and the reasons you mention!

So true, Nina. Full basements can hold radon becuae it seeps up from breaking through the ground, making it's way inside.
