Ever watch sausage being made?
It starts with an experienced butcher in a sanitary environment with a good cut of meat, seasoning, adequate curing time. Quality checks are performed to ensure the sausage meets standards for taste, texture, and safety. If steps are missed or shortcuts made, you may decide to pass.
If home buyer's watch their house being built with shortcuts, they may not want that either, once completed! When making one of the biggest financial decisions in life, ensure the contractor who is building your house is reputable, has a higher standard of business and uses quality materials.
Some builders use substandard products that fail to meet building codes or industry standards. Low-quality or inadequate insulation, wiring or plumbing fixtures are a few items that can become easily problematic.
HVAC systems, electrical wiring, and plumbing may be installed incorrectly, leading to future problems and higher repair costs. Structural integrity can be compromised when materials/systems are improperly installed.
The quicker the build, the more mistakes and poor workmanship can be made. Skipping inspections can result in hidden defects that show themselves soonafter. Inexperienced help also leads to subpar standards and safety hazards.
Visit the construction site.
Pay attention to the materials being used, type of lumber (if you’re paying for 2 x 6 framing, check that), wiring, plumbing materials and insulation to ensure it is sufficient and of good quality. Ask for all of the results, in writing, of inspections performed by City or County inspectors.
Speak up, all steps must be adequately met! Ensure a home warranty comes upon completion of the home. This is not the time to remain quiet or avoid being diligent. Prior to making the commitment with any builder, hire an experienced real estate agent who knows new construction standards.
Now, pass me the sausage and biscuits, this post has made me hungry!
