Ardrey's housing market demonstrated remarkable strength in 2024, with rising home prices, swift sales, and limited inventory underscoring its continued appeal to buyers.
In 2024, the Ardrey neighborhood experienced a 6% increase in its average home sale price, reaching $856,000 compared to the previous year. The median sale price rose even higher, climbing 9% to $876,000. The average price per square foot also saw growth, rising 7% year-over-year to $277. Home sellers in Ardrey achieved an average list-to-sale price ratio of just over 101%, unchanged from the prior 12-month period.
Homes in Ardrey continued to sell quickly, averaging just 12 days on the market, even as this marked an increase from 2023. Demand for Ardrey homes remained strong, significantly outpacing supply, with only 19 homes sold throughout the entire year. The months of inventory available in 2024 dropped sharply by 68%, reaching just 0.16 months. This low inventory level firmly positioned Ardrey as a seller’s market.

Ardrey was built as a "tree-save" neighborhood. Situated on 53 acres of common space with 12 named parks inside the subdivision, Ardrey neighborhood's amenities include a clubhouse, pool, fitness center, bocce court, dog park, children's playground, and a 35 acre nature preserve. With sidewalks on both sides of the street, this is a true walking neighborhood where you can meet and greet your neighbors as they stroll through the neighborhood (many with their dogs and children).

Ardrey is served by some of the top schools in Charlotte, including Ardrey Kell High School, Community House Middle School, and Elon Park Elementary. A number of private and parochial schools are also nearby, including the British International School in Charlotte and St. Matthew Catholic School (both in the Ballantyne area). Coming soon to Ballantyne area are a new middle school and a new high school.
Ardrey Kell High School was ranked the #1 best public high school in Mecklenburg County by niche.com for 2024. It was also ranked the #3 best public high school in the Charlotte region and #10 of 618 public high schools in North Carolina. According to test scores, 91% of students were proficient in math and 86% were proficient in reading. Community House Middle School was ranked the #6 best public high school in Mecklenburg County and #28 our of 140 public middle schools in North Carolina. Elon Park Elementary School has been ranked the #11 best public elementary school in Mecklenburg County for 2024 out of 139 elementary schools in the county.
