Home sales in Ardrey Crest during 2024 solidified its status as a home seller's market in Charlotte's popular Ballantyne area.  Key metrics showed impressive growth, reflecting continued demand and a competitive market for buyers.

 

The average sale price for homes in Ardrey Crest rose by 6% compared to 2023, while the median sale price saw an even more significant jump of 10%.  This upward trend in pricing extended to the average price per square foot, which increased by 6% to $236. These figures highlight the continued desirability of the neighborhood and the willingness of buyers to pay a premium for homes in this area.

 

Notably, the list-to-sale price ratio held steady at an impressive 102%, indicating that homes in Ardrey Crest are consistently selling above their listed prices. This is a clear marker of strong demand and competitive bidding, often seen in seller-dominated markets.

 

The average days on market (DOM), while increasing compared to the previous year, remained remarkably low at just eight days. By any standard, this is a fast turnaround time for home sales, emphasizing the brisk pace at which properties were snapped up in 2024.

 

Adding to the momentum, the number of properties sold climbed significantly, with an increase of 33% year-over-year, totaling eight sales in 2024. However, the months' supply of inventory remained critically low at just 0.38 months, underscoring the limited availability of homes.

 

These metrics collectively paint a picture of Ardrey Crest as a neighborhood where demand far outpaces supply, making it an attractive area for sellers while presenting challenges for buyers navigating its competitive landscape.

Built by Lennar Homes, Saussy Burbank, and MI Homes between 2007 and 2014, the Ardrey Crest subdivision with 176 homes features primarily 2-story homes with 3-5 bedrooms with 2.5 to 3.5 bathrooms and 2-car garages. Homes average 2,600-2,800 square feet. Known for it's Charleston-style architecture, many of the homes in Ardrey Crest feature rocking chair front porches and/or second floor balconies.

Ardrey is served by some of Charlotte's top schools, including Ardrey Kell High School, Community House Middle School, and Elon Park Elementary. As of the 2024/2025 school year, only Grade 5 students will be attending Elon Park Elementary. K-4 grades students are now assigned to the new Knights View Elementary School. A number of private and parochial schools are also nearby, including the British International School in Charlotte and St. Matthew Catholic School (both in the Ballantyne area). 

 

Ardrey Kell High School was ranked the #1 best public high school in Mecklenburg County by niche.com for 2024. It was also ranked the #3 best public high school in the Charlotte region and #10 of  618 public high schools in North Carolina. According to test scores, 91% of students were proficient in math and 86% were proficient in reading. Community House Middle School was ranked the #6 best public high school in Mecklenburg County and #28 our of 140 public middle schools in North Carolina. Elon Park Elementary School has been ranked the #11 best public elementary school in Mecklenburg County for 2024 out of 139 elementary schools in the county.

Ardrey Crest is located in the heart of Charlotte's upscale, popular Ballantyne area. All the shopping you could want is within minutes of the neighborhood, including two large outdoor shopping centers (Blakeney and Stonecrest) which feature grocery shopping, high-end boutiques, spas, casual and fine dining restaurants, movie theatres, etc. Carolina Place Mall and Atrium Health in Pineville are less than five miles away. Ballantyne's Audrey Crest is a definite example of a juxtaposition between supply and demand. Not sure supply will ever catch up to demand. If you are a seller, pack before you list so you are not rushed, ha, ha. Enjoy your day.

Even with all the negativity going on it shows how supply is always the key in increasing prices! Ballantyne's Audrey Crest is a good example of if there are no homes coming to market, when one does..plan on moving!
