Manchester NH Real Estate Market REPORT Jan. 13, 2025. Welcome back to our weekly post with what is going on in our Market. 2025 brings so many changes in our market and to Real Estate Overall. Interest rates have come down slightly. We see nearly twice as many listings as last year, however we still have an overall shortage of homes. Values increased greatly again in 2024. The amount of Pending sales is down over last year at this time. Some homes continue to sell quick bur there is a greater amount of over priced homes that stay on the market longer. There is quite a difference from area to area and a homes condition.
With the change in market, a Home Seller really needs to choose a listing agent wisely. No longer do you put a home on the market and it sells in days and for more than you asked without any conditions. Many homes going under contract are falling through due to Financing and inspection issues. Many people who entered this market in the last 5 years never had to face these challenges. Not every agent is created equal and choosing a Well experienced Local agent should be a MUST for you.

WHAT DO THESE TRENDS MEAN: Values were up sharply in 2024. The amount f homes on the market has more than doubled. to 2025. Homes are staying on the market longer. Overpriced homes are not selling. Some homes are underpriced meaning they sold "too low". City/Town, neighborhood and condition affect a homes value. Why are sellers selling too low? Many dont know they could have got more.
