Today I attended the weekly AR Zoom meeting with speaker Lisa Spampinato. The title of her session was "AI and ChatGPT for Realtors - How to Improve Your Marketing Game".
Most of us are familiar with ChatGPT, which has tons of business applications. The most common use for real estate is writing or editing the property description in MLS, but there are many other uses. I've used AI to "write it better" when the words don't flow as smoothly and eloquently as I would like.
Since my office encourages us (Realtors) to use more video in our marketing efforts, Lisa said something today in her presentation that immediately triggered me to create a reel using ChatGPT. It's a good thing I was taking notes!
Once the zoom call was over, I asked ChatGPT for "5 Tips to Sell a Winter Home Faster". Within seconds, AI gave me the following text:
Enhance Curb Appeal: Ensure your home’s exterior looks inviting despite the winter weather. Maintain a well-lit entryway, and add winter-friendly landscaping like evergreen shrubs or seasonal decorations to make the property stand out.
Stage the Home for Warmth: Create a cozy, inviting atmosphere indoors by highlighting features like fireplaces, warm lighting, and soft textiles such as throws and rugs. A well-staged home can help buyers envision themselves living comfortably during winter.
Set the Right Price: Be strategic with your pricing, considering that winter is typically a slower season for home sales. Research the local market to set a competitive price that will attract buyers while also maximizing your return.

Market Effectively: Use high-quality photos to showcase the home in its best light, focusing on both interior warmth and winter outdoor features. Consider virtual tours or 3D walkthroughs to make the home more accessible to remote buyers who might not want to visit in harsh weather.

media reel using the 5 tips generated by ChatGPT.
