Using ChatGPT For Your Real Estate Business

Today I attended the weekly AR Zoom meeting with speaker Lisa Spampinato. The title of her session was "AI and ChatGPT for Realtors - How to Improve Your Marketing Game".

Most of us are familiar with ChatGPT, which has tons of business applications. The most common use for real estate is writing or editing the property description in MLS, but there are many other uses. I've used AI to "write it better" when the words don't flow as smoothly and eloquently as I would like.

Since my office encourages us (Realtors) to use more video in our marketing efforts, Lisa said something today in her presentation that immediately triggered me to create a reel using ChatGPT. It's a good thing I was taking notes!

Once the zoom call was over, I asked ChatGPT for "5 Tips to Sell a Winter Home Faster". Within seconds, AI gave me the following text:

 

Enhance Curb Appeal: Ensure your home’s exterior looks inviting despite the winter weather. Maintain a well-lit entryway, and add winter-friendly landscaping like evergreen shrubs or seasonal decorations to make the property stand out.
Stage the Home for Warmth: Create a cozy, inviting atmosphere indoors by highlighting features like fireplaces, warm lighting, and soft textiles such as throws and rugs. A well-staged home can help buyers envision themselves living comfortably during winter.
Set the Right Price: Be strategic with your pricing, considering that winter is typically a slower season for home sales. Research the local market to set a competitive price that will attract buyers while also maximizing your return.
Highlight Winter-Specific Features: Emphasize features that appeal to winter buyers, such as a well-insulated home, energy-efficient windows, a heated garage, or proximity to ski resorts or other winter recreational spots.
Market Effectively: Use high-quality photos to showcase the home in its best light, focusing on both interior warmth and winter outdoor features. Consider virtual tours or 3D walkthroughs to make the home more accessible to remote buyers who might not want to visit in harsh weather.

Kris Collis, Associate Broker -I was pleased to see how quickly AI came up with the 5 Tips I requested, and how on-point they were, with the exception of proximity to ski resorts. :)

Endre Barath, Jr. - I get where you're coming from! AI should not be used as the only tool in a Realtor's toolbox. It should be used sparingly, so the agents personally and skills come through. This is the first time I've used AI in a marketing piece, and I like how it turned out. Of course, it was my original idea. :)

Nina Hollander, Broker - in the past I had only used ChatGPT to re-word my work and had never thought to take it further. I gained a great tip in yesterday's zoom class.

Hi Kat Palmiotti - I saw you briefly in the zoom call but was in the car so I didn't get to interact that much. I'm so glad I dialed in. I have been viewing Instagram reels and wanted to do something similar. Did you see the reel I created?  I was pleased how it turned out but in hindsight  it could have been better. The purpose is to not make it perfect but to get the product in front of viewers.

Hi Pat- I think you did a good job with the video! So glad you liked the Zoom call. AI is a tool, just as you said. You could have done all of this without ChatGPT but you still came up with the original idea/thought/question. And you made the video.

Will Hamm - this zoom call was very good and I'm glad I was able to attend. I feel the same way about wanting to access them after the fact, but that would entail a lot of extra work and technical skill for our volunteers. Catch them when you can!

Dorie Dillard Austin TX - thank you! I already had the idea to have a "voiceover" or text overlay, because I don't like to hear myself talk on video. When I learned how to ask ChatGPT to summarize the text for me, it was pretty easy to implement.

Patricia Feager - You are very kind with your comments. As I said in my original post, the words don't always flow as freely as I'd like, so ChatGPT to the rescue! Featuring the sign and making the video was my idea. You should give it a try. It isn't that hard.

Dr. Paula McDonald - you are a great writer, so it's understandable that you haven't tried AI writing. It takes your idea and condenses it into cohesive and easy to read texts in a nano-second. It is such a time saver, although I've only used it a few times. You should give it a try.
