In 2024, home sales in Providence Pointe remained steady, with no year-over-year change in both the average and median sale prices. However, the price per square foot rose by 10%, reaching $257 compared to the previous year. The number of homes sold increased by 20% year-over-year, totaling 12 sales. Despite this uptick, 12 sales represent less than 3% of the total inventory in a neighborhood of approximately 420 homes.

 

The list-to-sale price ratio in Providence Pointe declined by 2% year-over-year but remained strong at 101.6% for the year. The average days on market rose 14% to 8 days compared to one year ago, a figure still low by any measure. Meanwhile, the months supply of inventory decreased by 16% to just 0.67 months—less than one month’s supply.

 

These trends highlight a robust seller’s market in Providence Pointe for 2024, reflecting continued demand for this highly sought-after neighborhood in the Ballantyne area.

Providence Pointe neighborhood in Charlotte's Ballantyne area community entranceOne of the most in-demand and sought-after neighborhoods in the Ballantyne area of south Charlotte, Providence Pointe is a beautiful neighborhood with some 420 homes developed and built by Shea Homes between 2001 and 2008. Demand for Providence Pointe homes stems from its convenient location in Ballantyne just off Lancaster Highway and Highway 521/Johnston Road, which runs through Ballantyne.

 

Homes in Providence Pointe are primarily transitional-style two-story homes with four bedrooms + a two-car garage. There are also single story and 1.5 story homes. Providence Pointe homes range in size from about 1,900 square feet to over 4,500 square feet. On average, homes are about 2,900 square feet. Homes are situated on lots ranging in size from just under two tenths of an acre to about a half acre. Most of the homes are situated on about .25 acres. Median age of Providence Pointe homes is 18 years.

Providence Pointe offers residents wonderful amenities, which include a Club House, Jr Olympic swimming pool with water slide and splash area, two lighted tennis courts, basketball  and sports court, and children's playground.

Providence Pointe is served by some of the top schools in Charlotte, widely acknowledged for their academic performance, including Ardrey Kell High School, Community House Middle School, and Ballantyne Elementary School.

It was also ranked the #3 best public high school in the Charlotte region and #10 of  618 public high schools in North Carolina. According to test scores, 91% of students were proficient in math and 86% were proficient in reading. Community House Middle School was ranked the #6 best public high school in Mecklenburg County and #28 our of 140 public middle schools in North Carolina. Ballantyne Elementary School has been ranked the #23 best public elementary school in Mecklenburg County for 2024 out of 139 elementary schools in the county.

 

A number of Charlotte area's top private and parochial schools are also nearby, including Charlotte Catholic High School, ranked the #2 best Catholic High School in the Charlotte area. The British International School of Charlotte is located minutes away from Providence Pointe

Carolina Place Mall and Atrium Health/Pineville are less than five miles away. Ballantyne Village is also accessible within minutes.
