In 2024, home sales in Providence Pointe remained steady, with no year-over-year change in both the average and median sale prices. However, the price per square foot rose by 10%, reaching $257 compared to the previous year. The number of homes sold increased by 20% year-over-year, totaling 12 sales. Despite this uptick, 12 sales represent less than 3% of the total inventory in a neighborhood of approximately 420 homes.
The list-to-sale price ratio in Providence Pointe declined by 2% year-over-year but remained strong at 101.6% for the year. The average days on market rose 14% to 8 days compared to one year ago, a figure still low by any measure. Meanwhile, the months supply of inventory decreased by 16% to just 0.67 months—less than one month’s supply.
These trends highlight a robust seller’s market in Providence Pointe for 2024, reflecting continued demand for this highly sought-after neighborhood in the Ballantyne area.
