Real Estate Sales Advice- Communicating With Sellers
As a real estate agent that works with a significant number of expired listings (when the home fails to sale during the listing contract period), one of my primary questions is "what could your prior agent have done differently/better?" Based on this feedback and my own experience, I have develop a system for communicating with sellers. Let's take a closer look!
Key Steps For Communicating With Sellers
1) Seek feedback after EVERY showing-- In speaking with sellers, this is an area of frustration. After a showing, tumbleweeds... When I reach out to the buyer's agent I get 2 bits of information A) Their client's view/interest/perspective and B) The agent's opinion. Not all agents will provide feedback or even pick up the phone, but I ALWAYS make the effort.
2) Tuesday Market Condition Report--This is a simple video I share to all my active clients. How many new listings? Price Improvements? New pending?Closings, and anything meaningful happening rate wise. Why should a seller paying a commission have to seek out such information?
3) Timely response to seller calls/questions-- A sellers shouldn't require a pack of Tennessee Bloodhounds to track down their agent. My mornings are spent prospecting (trying to match their home with a buyer) but they can still call or text during that time block. NEVER will a seller question sent during the business day be ignored until the following business day.
4) Friday Seller Update-- This is the listing agent secret sauce. Many of the expired sellers complained that they had not heard from their agent in WEEKS. MY sellers can't say that. I call every Friday afternoon and provide the good, bad, and ugly if necessary. Some sellers are busy and will let the call go to voicemail. No worries, I will leave a brief message and encourage them to reach out with questions or concerns. If you are starting a real estate career circle this one! Almost every seller (especially the expired ones) have complimented me on this after the transaction. MANY referrals have been the result.
An agent really can't over communicate with a client. Has it been awkwardly long since you last spoke with your seller? Pick up the phone. Don't know what to say? Pick up the phone and dial. You will think of something!
