There were 124 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, and 92058), 12% fewer sales than in November. Here are the details:

 

Single Family Homes Sold
82 (down 15%); 28 Average Days on Market; Average Sales Price was $1,056,541 (up 12%); the Average Sales Price was 98% of the original asking price.

Condos, Townhomes & Duplexes Sold
42 (down by 2); 30 Average Days on market; Average Sales Price was $701,658 (down 1%); the Average Sales Price was 98% of the original asking price.

 

Overall sales volume for December decreased from November. There were fewer single family detached home sales, and condo, townhome and duplex sales dropped by 2. The average sales price was higher for single family homes, but was slightly lower for condos, townhomes, and duplexes. Sales prices ranged from $360,000 to $4,415,000.

 

The average time on the market was 4 days shorter for single family homes than last month, and about 1 week shorter for condos, townhomes and duplexes. 23% of the homes went pending in 7 days or less, about the same as last month.

 

Half of the home buyers were able to negotiate their purchase prices, while half paid asking price or higher. The median sales price of single family homes was 10% higher than last month, at $962,500. Similarly, the median price for condos, townhomes and duplexes was 4% higher, at $612,500.

 

There were 10 homes with an Active Under Contract status, compared to 26 last month. These homes are considered active listings and are included in the following statistics, but some may not permit more showings or accept back-up offers.

At the end of December there were 211 Oceanside homes for sale, compared to 272 last month, down 22%. Home prices range from $265,000 to $8,495,000.

 

As a result, there is a 1.3 month supply of single family homes (down from 1.7 months last month) and a 2.1 month supply for condos, townhomes and duplexes (down from 2.5 months last month). This is based on the rate of sales over the last 3 months.

 

The Oceanside market remains a strong seller’s market based on the supply and demand for condos, townhomes and duplexes, and is a very strong seller’s market for single family homes.

 

81 Oceanside homes were listed for sale in December, down from 100 last month. The number of Oceanside homes going pending also decreased, from 74 in November to 62 (excluding the homes that closed in December).
