The following information was found in the MLS (private sales are not included, nor are multifamily properties or mobile or manufactured homes). The data are believed to be reliable when this report was published but are not guaranteed.
10 homes sold in Solana Beach in December, compared to 8 sales in November. Here are the details:
Single Family Homes Sold
4 (up by 1); 36 Average Days on Market; the Average Sales Price was $2,838,250 (down 26%); Average Sales Price was 91% of the original asking price.
Condos, Townhomes and Duplexes Sold
6 (up by 1); 31 Average Days on Market; Average Sales Price $1,572,333 (down 35%); the Average Sales Price was 95% of the original asking price.
Overall sales volume for the Solana Beach housing market increased by 2 from last month. Condo, townhome and duplex sales increased by 1, while single family home sales also rose by 1. The average sales price for condos, townhomes and duplexes was substantially lower than last month. The average sales price for single family homes was also lower than in November.
The average marketing time for the single family home sales was half as long as last month. On the other hand, the average marketing time was substantially longer for condos, townhomes and duplexes compared to November.
Sales prices ranged from $1,040,000 to $3,800,000. The median sales price of condos, townhomes and duplexes in December was $1,412,000 (down 45%). The median price for single family homes was $2,747,500 (down 31%).
Almost all of the 10 home buyers negotiated their sales prices, with 1 condo selling at the asking price.
At the end of December there were 23 homes for sale in Solana Beach, down 38% from last month. Home prices range from $915,000 to $16,800,000.
Solana Beach has a supply of 1.3 months for condos, townhomes and duplexes (down from 3 months last month), and 4.1 months for single family homes (down from 4.4 months last month). This is based on the rate of sales over the last 3 months.
Solana Beach remains a strong seller’s market for condos, townhomes and duplexes, and is a seller’s market for single family home buyers.
4 new listings came on the Solana Beach real estate market in December compared to 10 last month. The number of homes going pending (excluding homes that sold in December) decreased from 7 to 3.
