La Jolla Cove in La Jolla CALa Jolla is one of the most expensive housing markets in San Diego County. When you tour La Jolla online (see link below), or visit the community in person, you’ll see why this is so.

 

As a buyer or seller in La Jolla, having up-to-date local market information about La Jolla homes for sale will benefit you when you want to make educated decisions about buying and/or selling a home in La Jolla.

 

La Jolla is an attractive coastal community with many homes offering beautiful views of the ocean from the hills or along the coast. There is an up-scale village offering top-notch shopping, dining, and services. La Jolla has sometimes been compared to the French and Italian Rivieras due to the wonderful ocean and coastline vistas, spectacular homes, and an appealing year-round climate, which attract visitors from around the world.

37 homes sold in La Jolla in December, 23% fewer sales than in November. Here’s an overview of the housing activity (the MLS data do not include private sales and are believed to be accurate at the time this report was compiled but are not guaranteed).

 

Single Family Homes Sold
25 (down by 4); 44 Average Days on Market; The Average Sales Price was $3,175,600 (down 14%); the average sales price was 95% of the original asking price. 

Condos, Townhomes & Duplexes Sold
12 (down by 7); 59 Average Days on Market; Average Sales Price was $1,241,000 (down 1%); Average sales price was 96% of the original asking price.

 

The overall volume of sales in the La Jolla real estate market declined from November. Condo, townhome and duplex sales decreased by 1/3, and there were 4 fewer single family home sales. Sales prices ranged from $735,000 to $6,190,000.

 

The average time on the market was almost 2 weeks longer for single family homes, and was 6 days longer for condos, townhomes and duplexes. Some buyers made quick decisions, with 14% of the homes going pending in 7 days or less, fewer than last month. As a result, La Jolla buyers should still be prepared to make quick decisions about touring homes and submitting strong offers.

 

The average sales price for single family homes decreased from last month. The average sales price for condos, townhomes and duplexes was slightly lower than in November.

 

While most of the home buyers negotiated the prices of their new homes down from list price, 27% paid asking price or higher for their new homes.

 

The median sales price of single family homes, $2,940,000, was 21% lower than in November. Similarly, the median price of $992,500 for condos, townhomes and duplexes was down 23% from last month.

There was 1 La Jolla home with an Active Under Contract status at the end of December, the same as last month (when they occur these homes are considered active but may not be accepting backup offers or be available to tour).

 

There were 111 homes on the market at the end of December, down from 139 last month. List prices range from $575,000 to $108,000,000.

                                                                                    

The current supply of single family homes is 2.3 months (down from 3.3 months last month), and 2.5 months for condos, townhomes and duplexes (down from 2.9 months last month), based on the rate of sales over the last 3 months.

 

La Jolla remains a strong seller’s market for single family homes, as well as for condos, townhomes and duplexes.

 

There were 33 new listings in December, compared to 50 last month. 17 homes went pending (excluding those homes that closed escrow) versus 29 in November.

Thank you Endre Barath, Jr.  La Jolla Village IS a pretty cool area. I actually haven't been for a number of years, despite living reasonably close. I imagine things have changed with some new retailers and restaurants. Georges at the Cove is still there and I believe doing very well.

La Jolla is definitely a great place to call home, but I certainly would not be able to afford it myself, haha.  I love the photos of the area that you share!
