My 4th quarter of 2024 was spent setting goals and creating action plans, and now, in January, it's all about execution!
One of my goals for 2025 is to elevate the presentation of my listings to attract more buyers. Inspired by Lew Corcoran's insightful posts about professional staging and the power of photography, I took things a step further after reading his December 2024 piece on drone photography. He emphasized how aerial views can create an expansive, captivating narrative for properties. That sparked a lightbulb moment for me.
When preparing to list 10505 Pariva Trail in Canyon Creek—a stunning single-story home backing onto a park with picturesque hill country views—I knew traditional photography wouldn’t fully capture its appeal. That’s when I decided to incorporate drone video photography into my marketing strategy.
The results? Incredible!
Since listing the home Thursday afternoon, I’ve had:
- 4 showings on Friday
- 5 showings on Saturday
- 15 groups through the Open House
- 3 additional showings on Sunday
The feedback has been unanimous—buyers are mesmerized by the aerial video! These photos don't just showcase the home; they tell its story, highlighting its breathtaking setting and unique appeal. With three very interested buyers already, I wouldn’t be surprised if offers come in this week.
While aerial video photography might not be the answer for every listing, it was a game-changer for this one. By pairing professional staging with innovative photography, I’ve elevated this property’s presentation and attracted substantial interest—even in a slower market.
As real estate professionals, staying open to fresh ideas and tools can make all the difference. I’m thrilled this strategy paid off, and I can’t wait to see where the rest of 2025 takes me.
